There are 5 apartments in the agriturismo in Lisciano Niccone. One apartment has one bedroom, one has two bedrooms and the other three have 3 bedrooms each.

Apartment Balco (4 + 2): 2 bedroom, 2 bathroom (one with shower, the other with bath), double sofa bed in the living room, good kitchen with dishwasher, fire place. This apartment is on the first floor with outside stairs.
Apartment Ceraso (2 + 1): 1 double bedroom with romantic arched space with an antique desk. Good kitchen, living room with fireplace. One bathroom with bath. This apartment is on the ground floor and covers about 65 square meters.
Apartment Granaio (5+1): 3 bedrooms (1 double, 1 twin and a bedroom with bunk beds). Apartment on the ground floor, with sit-in fireplace and good kitchen with dishwasher. Two bathrooms, one with shower and the other with bath. The surface is about 100 m2.
Apartment Fornacino (6): 3 bedrooms (1 double, 1 twin and a bedroom with bunkbeds). This apartment is on the first floor, with outside stairs. Living room with fireplace and big kitchen with dishwasher. Two bathrooms, one with shower and the other with bath.
Apartment Bianco (5): recently finished apartment with three bedrooms (two doubles and one single). Two bathrooms with shower of which one is en suite. First floor with big private terrace in front of the kitchen. Outside stairs lead up to this terrace. There is a dishwasher.
Apart from the apartments described above there are also three separate bedrooms, each with bathroom in a small building in front of the farm.

The prices are all inclusive (final cleaning, bed linen, towels and utilities. Guests bring their own towels for the pool.) apart from heating in the winter. There is a washing machine for general use and a iron with ironing board.
Prices also include the final cleaning, but you are supposed to leave the apartment in decent order. If the apartment is not left in decent order the owners will charge an extra fee of Eur 50.
In July and August change-over day is always on Saturday. In other periods, upon specific request arrival and departure can be different. The pool is open from end of May until half September.
Please note the prices above for the apartments Balco, Fornacino and Granaio are for 4 guests only. With 5 or 6 guests the price is as follows: low season eur 600, medium season eur 700, high season eur 780 and super season eur 900. The maximum number of guests for these apartments is 6.
Dogs or other domestic animals are not allowed.

We have really enjoyed the position of the agriturismo and the spacious apartments, well fitted in the surrounding nature.
The hosts have done everything they could to make us feel comfortable, including providing an excellent meal for small price.
Whenever something was not working, they replaced it immediately.
Our only comments is that the owners not not speak anything but Italian and we believe this is not enough to run a business like theirs.
The area is beautiful, lots of wonderful nature, architecture and culture.

We were welcolmed by Simone who showed us around the appartment and the rest of the complex, he also gave us a drink and made us feel very welcome. Our appartment was colder than expected which is not a complaint but we needed to run the central heating. We got it working eventually but some written instructions on the operation of the combination boiler would hace been helpful. The shower was adequate but not good. The shower head needs replacing and both the fixed and sliding supports could not be tightened.
The appartment was spotlessly clean and tidy with plenty of room. The rest of the complex and gardens were also immaculate and well maintained. We met Simone's parents who were also very friendly, his mother gave us some strawberries one day.
Overall the appartment was excellent value for money and well situated for access to the village and the surrounding countryside.

Our holiday in Umbria was perfect. The weather was magic which of course sets the scene.
The apartment was well set up with a beautiful outdoor table for breakfast in the sun or an evening drink before it got too cold.
Being walking distance to the village was great as we could walk to buy our provisions or to eat at the local restaurant. Dinner at the Lisciano Niccone was memorable, and the vegetable garden where I was invited to pick the produce was showing signs of the end of the season but tomatoes,strawberries, and peppers were still in plentiful supply.
We look forward to another visit to Umbria and would enjoy the opportunity to stay at Lisciano Niccone again.

we are really happy about our stay in Lisciano Niccone. Especially the position is great! The centre of the village is on walking distance, with grocery shop and restaurant. The local football matches were a joy for the children to watch.
The apartment is fantastic. Only two small points for improvement: there is no electric kettle so we had to boil all in pans. I tried explaiing this to Chiara but not sure she understood.
The umbrella on the terrace of apartment Bianco is too small, so there is not enough shade for breakfast outside.
We did believe this was the best apartment of our Italy trip. Extremely clean!!!
Maybe we will come back next year for a week.
Especially the location and quality of the finishings are fantastic.
Also visiting the abbey was really special.

Everything was totally fine.
Too bad the owners do not speak English better, even the daughter is not able to express herself in English 100%.
An advantage is that it is now also possible to eat in the agriturismo, although the owners are not making a lot of publicity for this. Nice local dishes, made by the mamma with their own produce! We tasted twice and did enjoy it!
Very nice when you have kids.

Our holiday was a great success. Quality of the apartment, surroundings and pool is sublime. The apartment was spacious, modern and proper. We have been going to Italy for 10 years and never did we have accommodation this good. When we arrived there was only one other pair of guests which made the pool almost 'private'. We understood from the owners that in the future there will be a restaurant and wellness centre (sauna, jacuzzi, fitness room). Maybe this has some influence on the price I don't know but if so it is a place I'll recommend to anyone without hesitation.
If I have to give a score 9.5 out of 10. Thinking about returning next year……

Our stay at Lisciano Niccone has been very pleasant. Beautiful apartment, very clean and any defect or shortcoming was immediately redressed. We didn't enjoy full sun every day but nothing that can be done about that. The village itself at a few hundred meters distance is also nice.

We have been really pleased with our holiday in Lisciano Niccone. The apartment (Agriturismo) was top. Big enough for 5, clean and very well maintained. Same goes for the pool which is cleaned everyday. The owners are very friendly and frequently asked us if everything was allright. One should be able to utter some Italian since that is their main language in which they communicate which offcourse is part of the charm and in the end we always managed.
Very charming is the fact that you can make use of their vegetable garden and fruit trees. Superb tomatoes and melons. The nearby village is quite small and a bit sleepy. The butcher a very genial guy sells fantastic meat and is very forthcoming with advice on what to buy.
It might be advisable to mention that Lisciano Niccone is located in a valley. If you want to go to Perugia, Lake Trasimeno and other cities you have to climb out of the valley first which takes some time.
Conclusion: Thanks for the splendid vacation!

Our holiday more then succesful. We can only come up with positive comments.
The apartment (also the apartment fo our friends) was clean and spacious with two bathrooms, which is handy with three daughters (!).
The owners checked eveything and passed by regularly, which we thought was very positive. They were friendly and we could use as much vegetables and fruit from the garden as we liked.
The location is good, pool is clean and the garden furniture is in good condition.
If we come back to Italy, you will surely hear from us again!

We were very pleased with our apartment Bianco and the friendliness of the owners. The house was very clean and comfortable. Also the pool area was very well kept. The owners are very charming and we enjoyed many curious conversations with hands, feet, sounds etc. They really only speak italian. The children keep remembering the pizza-oven, the melons, tomatoes and courgettes from the vegetable garden.
It would have been handy to have some more cutlery, glasses etc. We were six and had to clean up after every meal, otherwise we didn't have enough. This was also positive: we never had a lot to clean at once!
We did not see the washing machine, but we never really asked either.
We had a wonderful holiday. The recommended restaurants even the children enjoyed. (Mimi in Mercatale and the one with the big tent in the back yard, just before the crossing to Umbertide.)

In July we rented the smaller apartment in Lisciano Niccone. The apartment was spacious, clean and cool. It was well furnitured. The pool was ideal to cool down and relax after a day's sights seeing. The pool was well kept and very clean. Lisciano Niccone is at a stone's throw and has a good and economical restaurant.
In short, recommendable! We do not have any negative comments.

The apartments were excellent (for our son who is confined to a wheelchair the bathroom was not very easy to get to, but this is often the case. Not suitable for him.)
We have no complaints whatsoever. Everything was very fine. Well organised and friendly people.
We made extensive use of the vegetable garden of the owners.

The negative commenst we would like to make are:
Not well situated
One has to drive on too many curving roads to get to the lake
Strange that not all hd been rented, which made it a bit too silent
Difficult to communicate with the owners (they speak only Italian)
The hikes were not always well indicated.
This place is absolutely recommendable for those who like to have a quiet holiday at the pool side. All comfort is there.
