The luxury vacation rental 'Casetta':
A two floor rental property of 70 m2 with private garden. The first floor has a terrace with entrance into the living/dining room with fireplace and fully equipped kitchen. The ground floor has two bedrooms (one double and one twin that can be turned into a double) and two bathrooms (one with bath). The ground floor has access to the private garden with views over the green hilly countryside and woods. The top floor has air conditioning. The property is ideal for 4 to 5 guests.
Luxury vacation rental property Torretta:
This 70 m2 property is surrounded by a private garden. It used to be a little tower, probably belonging to the ancient walls of the borgo. The first floor has a terrace (and a slope to the garden) from where one enters the living/dining room with fireplace and kitchen (fully equipped). A wooden mezzanine looks into the living room and it is equipped with a bed/armchair (for one). A spiral staircase brings one to the ground floor with two bedrooms (one double room and one twin that can be turned into a double) with two bathrooms. The ground floor has access to the private garden on the same level and close to the swimming pool. The views are excellent, free view over the green woods and hills. The top floor has air conditioning. The property is ideal for 4 to 5 guests.
Spoleto rental property 'Casa del Vicolo':
This luxury, spacious and very furnished property of 100 m2 is located inside the Borgo, on the small square in front of the Church. The ground floor consists of a kitchen with fireplace and a separate big living/dining room also with fireplace. There is an ample terrace with beautiful views over the hills surrounding Spoleto. The first floor has two bedrooms (one double room and one twin) with two bathrooms. From this property one enjoys a beautiful panorama over the hills and woods at the bank of the house. The front is close to the garden where guests can also sit outside if they prefer. The property is ideal for 4-5 people.
Luxury Spoleto rental 'Casa della Piscina':
This property has a light and modern touch to it, making it a bit different from the other rental properties of Borgo Spoleto. The total surface is 60 m2. The main rental is the kitchen with big sliding doors to the private garden of the property. The kitchen is well appointed and has a dining table and double sofa bed. There is a bathroom with shower and a small bedroom with bunk beds. There is a washing machine.
The double bedroom has its own entrance from the same garden. This bedroom has a bathroom with shower. There is non internal connection between the main part of the rental and the second bedroom. Door to door is about 5 meters distance.
The garden is totally private, well kept green lawn with a big cotton umbrella and outside furniture. This property is in total sleeping 4 to 6 guests.
Luxury Spoleto vacation rental 'Cisterna':
This is the latest vacation rental the owners have built. A lovely and very private two story house with lovely shady terrace. The ground floor has a living area with dining table, comfortable sofa and kitchen corner. Steps take you to the first floor with bathroom and the double bedroom. The vacation rental is suitable for two to three guests. There is air conditioning.
The veranda - kitchen with view or studio apartment:
For groups of people renting the whole borgo, there is a 45 m2 "Veranda" (for max 22 people) where guests can dine together and socialize. The Veranda is equipped with large plasma TV screen, hi-fi, kitchen, fireplace and bathroom.
When renting the borgo for groups, La Veranda can also be used as a separate unit, because it is also a very comfortable studio with a sofa bed for 2 people.
The dedicated care takers of the borgo are ready to help you with anything you need, making your stay in this unique vacation property the best ever.
Each house has TV, video, DVD player, hi-fi (with CD), hairdryer, a telephone line, american coffee maker and espresso machine. Each house also has a washing machine (apart from La Veranda). The kitchens have dishwashers, oven, 4 pit hobs, toaster, fridge/freezer combinations and all utensils needed to prepare a real italian meal. Wifi internet connections are present in all houses.

Prices include everything (sheets, towels and also pool towels, final cleaning, electricity, gas, water and use of internet). Airco is also included. The houses Torretta, Casetta and Cisterna have air conditioning on the first floor.
Heating is in November, December and March 30 euro per day and in October and April it is 20 euro per day.
Special offer: two weeks rental or rental of more then one house = 5% reduction on total price in July and August. Out of high season the reduction is 10%.
In high season changing day is always on Saturday. Out of high season arrival and departure can be any day with a minimum stay of 3 nights.

The house was perfect, intimate and very well taken care of. The private balcony was beautiful and the garden and facilities were excellent.
The owner asked us several times whether all was well and was hospitable. He also did not infringe on our privacy.
When you rent a house here you have to understand the pool is shred with others.

we had a wonderful stay at Borgo Spoleto. It is a beautiful house very complete fitted with all modern conveniences. Nice pool, great garden and nice things to do for the children like the pingpong table. We only thought the beds were somewhat firm, we mentioned this to Nicu (the care taker).
At the end of our stay we got a bottle of wine and a T-shirt because they had been working on the apartment next to us. A thoughtful thing since the drilling sometimes was a bit annoying. All in all we had a great time.

Everything was perfect in Borgo Spoleto.
I did miss the garden terrace outside that the other houses have. We had a small balcony at the back, near the living room. Apart from that it was all perfect.

We had a superb holiday in Umbria. Both accomodations were comfortable, especially the Borgo Spoleto. Also Il Convento was beautiful and had a fantastic pool and tennis court. In both cases the owners were very friendly and helpful.

We enjoyed our stay at the Borgo Spoleto!
Nicu and Liega were very hospitable. The accomodation was very beautiful and stylish. With Borgo Spoleto as our basis, we also enjoyed a lot of sights in Umbria. The only comment we have, is that we thought to arrive in a holiday park, whilst in real life it is a group of houses, like a small village. Maybe this should be explained better.Apart from that, we have no comments at all.
We are considering returning next year and have already recommended the place to several friends.

We thought it was super! You didn't say to much when you told that Borgo Spoleto is very pretty.
All positive.
Only 1 recommendation for an improvement and that is the settee-bed in the living room, it isn't well suited to sit on, it sagged. But even if it would not be replaced it would still be a toplocation.
I also really enjoyed the way you handle everything and will certainly recommend you to friends and acquaintances.

We were very content with our house Borgo Spoleto. The reception was warm-hearted and the house well cared for with good inventory also in the kitchen. A bit of a pity was that the care takers didn't speak a lot of English so a lot of hands and feet were used.
Our house was spacious and clean, a drawback is that the ground flour is built into rock wich makes for some moisture being shown on the walls, it was quite niticable in damp weather (April-May). At the ground floors wire mesh to keep out the flies and bugs was missing. This should be dealt with.
All in all a very nice place in the heart of Umbria. If we are to travel to Italy again we'll contact you.

In reaction to your request I can state that we were content with our accomodation and the welcome by the care taker.
Not as much as a negative but more as a recommendation: the seating furniture isn't always adequate enough for the number of people, in our case 4 persons, but only 2 persons were able to accomodate themselves in a cosy way on the couch while the other 2 had to sit on uncomfortable seats (this is something i have encountered in all of Italy, it looks nice but one doesn't really feel comfortable on wooden chairs.

To begin the whole search- and reservationproces was dealt with very well: reliable info, quick reactions, even on the more specific questions we had.
The location itself was sublime. With care, attention and love, Vitto has made a gem out of Borgo Spoleto as a holiday destination. The houses as well as the garden have been laid out in a luxurious and tasty way.
Nicu, his wife (the caretakers) and the other holiday makers were nice and privacy was well looked after. We as well as the kids had a great time.
Umbria itself is delightful and we also took advantage of the proximity of Rome
We have no negative comments......

In my email after our holiday I had already passed on my comments.
To make it easier on you the main points:
- nice well kept and well equipped house
-at arrival the house was damp and cold (end of April), especially downstairs. It took a while (we had put the mattress outside in the sun to dry, but foolishly enough we noticed that to late and it did help. We also put on the heater in the bathroom for a couple of hours to drive out the moisture and chilliness, it is a shame about the energy but alas) before the ground flour was comfortable.
Tip for the care taker, venting and if necessary heating a house upon arrival makes the arrivals feel more comfortable.
- it is a bit of an inconvenience that the care takers didn't speak a lot of English, our questions about the heating and the warm water supply, wich went down late on the first night, were hard to be answered. Nonetheless a very charming couple, courteous, attentive and friendly, only the language eh?
- what I thought an inconvenience was that when you slept on the wooden platform in the living room (we were three), you always had to go through someone elses room to go to the toilet.
- good information in advance, clear and concrete. Nice excursion (wine tasting), nice to meet Willemijn as a entertainig host.
In short we'll make sure to rent again!

It has been three months since our Umbria holiday but we would like to tell you how we have fared and how much we liked it. We thought the house was splendid (comfortable, spacious and everything needed was there) what a great location, wonderfully tranquil and in great surroundings,
The only small drawback is that the front end of the terrace borders on the garden of the owner of the complex. During the weekend he was there himself wich makes one feel a bit awkward about sitting on the terrace.
For the rest all was great.

Richard and I wanted to send this note of thanks for all you did to make our visit to Spoleto -- and the rest of our Italian sojourn -- truly exceptional! The Borgo Spoleto is all that you promised -- and we had the pleasure to meet and get to know Vito a bit while we were there. Although I had been a bit worried that we might not like the layout of the Torretta, it was, as you said, just fine, and we were especially happy to be right next to the pool (although the unseasonably cool temperatures for May and early June made the pool too cool for swimming at the beginning of the week, it warmed up enough to do so by the end of our stay and it was cold enough our first night there to even make a fire, which we really enjoyed). Your information sheet and additional help with trains, the car rental, etc. alleviated many of my anticipatory concerns.
We look forward to another visit to the Borgo sometime soon and to recommending it to everyone we know! Warmly, Carole

We would like to compliment you with the way you manage your property. The interior is fully complete and we felt a feeling of coming home when we arrived. Also Nicu and Lica, the caretakers, did a great job. The only point of criticism we can think of, is that one of the mattresses in the twin room is too hard. We did have a wonderful holiday and hope to come back soon.
We really liked our stay in La Torretta. The house, the terrace, the garden and the pool area are all very beautiful. We used the Italian coffeemaker instead of the Braun coffeemachine. The only things we missed in the kitchen were a cutting board for bread and tomatoes and a water cooker, since our children drink a lot of tea.
We've really enjoyed our stay, which is why we stayed longer then planned. Especially the care for everything made it a pleasant and personal stay. The way Nicu, the caretaker, cares for you, is very helpful and his humour makes the difference. The houses are well furnished, we really liked the atmosphere of Casa del Vicolo. Off course, here you miss the garden that Torretta has. Both of the houses are well done and we had a very good time.
We enjoyed our stay very much. Nicu and Lika were very friendly and made us feel very welcome. The house was clean and comfortable and the views spectacular. Thanks for everything.

La Torretta is a beautiful and tastefully presented property both inside and outside. It has been a pleasure to stay here in such pleasant surroundings and with such lovely views. We will happily recommend it to friends. Suggestions: a whistling kettle for the stove would be really useful for boiling water for tea. We English can't survive without it!
The owners ask 30% payment upon booking and the rest upon arrival.
