
The holiday villa in Northern Umbria is divided into three apartments for rent, as follows:
Casa 1 (84 square meters):
One bedroom apartment on the ground floor, with private terrace. Kitchen, living room, double bedroom and bathroom with shower.

Casa 2 (84 square meters):
One bedroom apartment on the first floor, with small private terrace on top of the outside stairs and also use of the garden at the bottom of the stairs. Kitchen, living room, double bedroom and bathroom with shower.

Casa 3 (150 square meters):
Three bedroom apartment on the ground floor, with private covered terrace in front of the entrance. Large open kitchen with living room on the ground floor and a bathroom with shower. The first floor has three bedrooms (one double and two twins, one can be made as another double). There is one bathroom.

The prices are in Euro per week from Saturday to Saturday. Out of high season different periods are possible but only after specific request.
Prices are all inclusive (final cleaning, utilities, towels for use in the house, bed linen), apart from heating in the winter. Guests bring their own towels for the pool.
When renting Casa 1 and Casa 2 together you get 5% discount.
When renting two or more weeks in a row you get a 5% discount on the second (or more) week.
The smaller apartments 1 and 2 can be rented together for Eur 750 in high season and Eur 650 in mid season. Ideal solution for two couples or a couple with older (teenage) children.

We look back on our holday in Umbria with great pleasure. Villa Bazzarri is the ideal spot for those looking for a holiday in peace and tranquility in the midst of nature. We felt like being large land owners!
A swimming pool, an olive grove, fruit trees like peach, figs are all at your disposition. What could anybody further wish for! And all this just a short drive from a city and in the middle of a cultural region.
If all goes well (the children's studies) we will be back next year.
The onlt remark I can think of is: device a better system to keep insects out, especially the children did not like having a few wasps in the house.

we love to give some feedback on our stay in Villa Bazzarri.
First of all we would like to appreciate the unbelievale position … beautiful view over the Umbrian landscape, a bit remote and therefore tranquil. Only this would be a good reason to stay here. We were lucky that we were on our own here, the other 2 apartments were empty.
The road leading there, especially the last peace, was not very comfortable, but this is made up with the beauty of all once you are there. The reception was very welcoming and we could ask the owners questions, they passed by every day. They only speak Italian and she speaks some French.
From Umbertide the area offers plenty of opportunities: Perugia, Assisi, Gubbio, Montone … beautiful towns that are really not far.
The house we had rented was very big for 6 people, furnishing is basic but we did not need more.
The only thing that could improve are the beds. These are less comfortable, especially for somebody with back problems. Also having airconditioning with warm weather would be welcome.
All in all we can recommend this holiday house and we might come back in the future.

Dear Saskia and Willemijn,
This has been the fifth time we rented a holiday rental in Umbria through Villainumbria.
Villa Bazzarri was in all aspects a beautiful place. We had the apartment with three bedrooms and two bathrooms. The last being very welcome with two teenagers. The house is very spacious with a cool spot to enjoy dinner. When it became +40C outside the inside remained agreeably cool. A big plus apart from its spaciousness is the location near the lovely Umbertide from where you can hit the highway in no time to roam all over Umbria and Tuscany. Very friendly owners who came to check upon us to ask if everything was allright.
Small minus is the water supply. The bathroom upstairs had little water while the water in the shower downstairs had a hardtime finding its way out which sometimes flooded the bathroom. The neighbours next to us had the same problem. Maybe something to mention to the owners, we forgot to do it. Maybe it can be easily redressed.
To me this was the most agreeable holiday rental we have had up to this moment. Specially recommended for those who treasure tranquility. Thank you again for the good advice in helping choosing our holiday rental. Sometimes we think of visiting another part of Italy but if it can't be done via Villainumbria we immediately change our minds.

We had a very good holiday. I was on my own, but didn't regret it. The owners were very friendly and helpful, people to count on. Mow and then they came by to check whether all was ok. You asked for our opinion about the house we stayed in, in Umbria. To start with I'd like to say we had a wonderful holiday and liked the small apartment we stayed in (ground floor)
We enjoyed the pool, the fabulous views and the kindness of the owner and het father.
We had a top holiday, but also have a few remarks:
-we did not really enjoy the shower which has a curtain, rather then a door. The curtain sticks to the body when showering and it does not prevent the water getting out of the shower into the bathroom. It would be comfortable if the owners would install a door and get rid of the curtain.
-Fly screens would be comfortable.
-Maybe a small television would be pleasant
-A small hose connected to the tap in the kitchen would prevent water splattering everywhere.
These are a few suggestions we hope may help the owner to make some improvements.
We rented all three apartments with friends of ours. If there would have been strangers in the other two houses, it would probably have meant an intrusion on our privacy, since the bedroom window looked out over the neighbours (from the larger house) terrace. From theit terrace they could also look down upon our terrace. For us this was no problem at all, but should there have been strangers in the larger apartment, I think I may have felt a bit uncomfortable.

There are shutters in front of the windows and we always used them, but it means that it always stays rather dark in the bed room. It probably cannot be resolved differently, but i found it important to mention for future guests.

We had a good holiday. The little house near Umbertide was stylishly furnished and the owners are very friendly. We had some good conversations in French. From the house you can make a few interesting walks and it is easy to get round and visit some of the towns in the area: Urbino and Arezzo.
A negative remark: it is hard to find the place following the directions. We found it by inserting into Google Maps the Via dei Patriotti. From there it is easy to find.
The accomodation was just fine, with a nice pool, enough outside furniture and friendly hospitable hosts. Top!

Sorry, we did not write earlier.
Our holiday in Umbertide was wonderful! Friendly owners and lovely house. Amazing views! The mountains, olive groves, fig trees, nice private terrace near the house and lovely terrace near the pool. The house only had two rooms (living area and kitchen), but the bedroom is so large it didn't matter at all, to have to sleep here with three people. Actually we enjoyed it. Our son is only 5 and felt extra comfortable and safe sleeping with us in one room. We were lucky to be the only guests and enjoyed the extraordinary peace and quiet. The owners surprised us with some local olive oil. Unfortunately, we consumed it all already! We intensely enjoyed the holiday and made more the 400 pictures (!), using the best pictures for an album.
If I may also mention a point of criticism: We thouight the living room to be extremely simple. Some tappestry and a small side table would already change its look completely. Though I am not a fan of television, but would like to recommend a small television, also because there is an absolute lack of good lights to be able to read in the evening.
But again, the holiday was wonderful, the location of the house was excellent and the owners very friendly.

We had a lovely time: wonderful weather, lovely surroundings and excellent views, friendly owners and a lovely house.
We were in the large house where the bed room windows had fly screens. Simple ones that you can easily attach and detach yourselves, but they were very practical and helped keeing out the insects. Surely also in the other two apartments guests would appreciate these fly screens.
I personlly would prefer to send a larger part of the rental sum as down payment. It would have meant less trips to the bank to get money.
We look back on two wonderful weeks.

In June we stayed one week in the Villa Bazzarri near Umbertide.
The owner picked us up at the railwaystation. At the house we were welcomed by his wife Patrizia.
We gad a lovely week and were lucky to be the only guests! It was like staying in a private villa! We enjoyed the cherries that we were allowed to pick whenever we liked. To see the deers run through the fields, to hear the hop sing during the day and the night swallows during the night and last but not least, the fire midges flying around everywhere, it was all an experience we thoroughly enjoyed. We also made a lot of trips in the area.
I think somebody mentioned the road leading up to the house. Well, we've seen much worse! I do not excclude another stay at the Villa Bazzarri.
We have been please with your advice and your help when we arrived in Umbertide and discovbered we left the directions at home!

We have been Very plesed. Both the location on top of the hill with superb views and the house itself were just fine.
The premises and the pool were checked and maintained daily. The owners are very friendly people. She even took us on a guided tour in the area and gave us an aperative. We could always ask her any information we needed.
For people who like cycling, it is recommended to take a mountainbike. The last 800 metres to the house are not asfalted and you really need to be fit to cycle in this area.
Who enjoys staying in quiet rural areas will be pleased to stay here.
If we do need to mention something then we would like to recommend the owners to add cushions to the sunbeds in the garden.

We really enjoyed the house, especially the apartment we rented has a wonderful view and a sort of extra terrace in the form of the gras pad that adjoins the terrace.
The apartment is ideally located as a base for all manner of excursions.
At the tourist information we got a map wich enabled us to make hikes directly from the house, excellent!
The furnishing we thought a bit sober, the owner is incredibly friendly and immediately brought us a big perculator and a sharp knife!
All in all a very nice holiday and i'll make sure to recommend this place to my acquintances!

We had 2 wonderful weeks in both houses. Unique was that for the first week in Umbertide we were the only inhabitants. Maybe not good for you but we had the place all to ourselves. The owners were unbelievable friendly people, even picked us up on our arrival in the village to guide us to the house and after that the supermarket.
After that they even wanted to guide us to nice places to hike. Only comment we have: Put a normal fridge and a television in there, it was a bit poorly furnished.
But it was great.

The owners ask a downpayment of 20% of the rental.
The balance can be paid upon arrival.
The security deposit is 150 euro, to be paid upon arrival.
