
Casa Preci has 3 bedrooms and two bathrooms. The kitchen and living room are on the first floor, with a lovely little terrace from where to enjoy the sunset. The kitchen has everything one can ever want to prepare a good meal or even a banquet (the house owners used to have a restaurant, which explains). The living room has a fire place and two comfortable sofas, TV with local satellite and DVD. There is a small stereo as well. There is wifi, free for guests.
One bedroom (double or twin) with ensuite bathroom with small bath with shower over, is on the ground floor. The other two bedrooms share a bathroom with shower on the second floor. One bedroom can be a double or twin and has one single bed. The other is a double. In total the house sleeps 7 people.
Casa Preci has an outside table on the piazza right in front of the house. Here one enjoys the same beautiful views as from the terrace of the house. Views across the roofs of Preci with beyond it the mountains.
Guests of this holiday rental in the centre of Preci, have free use of the pool close by (actually on 1 minute walk). The pool belongs to a small hotel.
The owners of Casa Preci have all the maps and guidebooks for excellent walking directly from the village. These are in the house and the owners will be able to give you further directions on things to do, where to eat well and what to visit around Preci. They can also book an afternoon rafting for you or a day walking with mules.
SOME WALKS
Circular walks that start from the holiday house:
The following walks all start and finish at PRECI. Each one has different features that combined provide a 'picture' of the diverse landscapes and history of the surrounding area. Full descriptions of the walks along with detailed directions are on information sheets the owners of the holiday home have prepared and that you can take with you when you go.
The Abbey Walk (3 hours - easy)
This walk recalls the history of the monks of the St. Eutizio Abbey (12th century) who travelled to Preci in order to teach their surgery skills to the famous medieval surgeons of the Preci Surgery Scholl. A nice easy walk with lots of historical interest and the advantage of a bar and restaurant mid-way!
The Shepherds Path (3 to 4 hours - easy)
This walk follows parts of the ancient paths that the shepherds used whilst moving their flocks from the hills to the pasture grounds around Rome. A relaxing walk with lots of wild woodland flowers in the spring and the benefit of some shade in the summer.
The 'Little Ring of Preci' (4 hours easy/medium)
This route encompasses the three neighbouring villages of Preci. Part of it runs along the 160 km 'Great Sibillini Ring' which is a trail that winds around the Sibillini Mountains National Park. A great walk to explore sleepy hillside villages and appreciate their rural culture and architecture.
Three Valleys and a Mountain (7 to 8 hours medium/difficult)
A testing walk with stupendous mountain top views of the three major valleys and mountain ranges that together shape the landscape of this area. An excellent walk for spotting wild flowers, orchids and birds plus an incomparable setting for your picnic lunch!

The above prices are for 4 to 6 guests.
If you are 1 to 3 guests in the low season you pay Euro 395, Medium Euro 495, High Euro 749 and Extra High Euro 995. The seasons are the same as in the table above.
Prices are not including electricity and gas. You pay for what you consume. In the cold months you can use the firewood for the fire place for 5 euro per day. Bedlinen and towels are provided (no pool towels).
In high season change-over day is always on Saturday. Out of high season and upon specific request arrival and departure day can be different.

It was fabulous. The house was better than we could have imagined. The hosts were gracious and the town of Preci was a wonderful base for exploring Umbria and the Sibillia National Park.

Just a very quick mail to say what a great experience we had at Casa Preci at the beginning of the month. The house was just perfect - superb location, immaculately presented and extremely comfortable. We wanted for nothing and the access to the beautiful pool at the hotel just around the corner was a major plus point. Preci is in an ideal position to explore Umbria - which we found just as beautiful but much more affordable than Tuscany. There is also a direct express-train connection from nearby Spoleto to Rome which makes a day-trip very practical.
In reality a week was not nearly long enough in Umbria and I am sure that we will be back!
