Villa Casa Pietra
This is the bigger of the two holiday rentals, a farmhouse totally rebuilt in the old style and made out of stone (hence 'casa di pietra). The ground floor (45 m2) can be independent from the first floor but is always rented together, and consists of a kitchen with fireplace and a single sofa-bed, 1 double bedroom, 1 shower-room also suitable for wheelchair users.
There is a large portico with at the side a small toilet, built under the outside stairs.
The first floor (80 m2) has access from the covered external staircase from where one enters in the entrance hall. There is a spacious living area with double sofa bed, fireplace and well equipped kitchen area (diswasher, oven, 4 pit hob, fridge and freezer). The villa has 2 further bedrooms (double) sharing one bathroom. In total the villa is suitable for 6 + 2 guests.


Villa Casa Rosa
This villa is totally on the first floor with outside stairs entering the kitchen with sitting area. The kitchen is simple but well equipped with dishwasher, fridge, freezer, oven and 4 pit gas cooker. There are 3 bedrooms sharing a bathroom with shower. Two bedrooms are double and the third is single. This villa is suitable for 5 guests. Private terrace is in the garden, down the stairs.

Prices are all inclusive, apart from heating in the colder months. Bed linen and towels are provided (no pool towels).
In high season change-over day is always on Saturday. Out of high season and upon specific request arrival and departure day can be different.

we had a fantastic wedding weekend in both houses. Everything was the way we had expected it. The surroundings, the houses and the pool all were great.
The communication with the owners was difficult (they only speak Italian) and did cause confusion and a bit of stress.

Hi,
in general we are very satisfied about the rental of the house. One very positive aspect was that the house was cleaned after one week and we received fresh towels and linen. This house (Casa Pietra) is very well described on your website. Very beautiful and tranquil position, nice and big swimming pool. Absolutely to be recommended!!!
One small issue that can be improved are the chairs around the pool, many were broken and need replacing.

a short reaction to our stay in casa Rosa from 9 - 23 July 2011.
Both the location as well as the house are excellent, and so is the service offered.
The only remark we had was that we could have done with a coffee maker (typical Dutch complaint).
We can fully recommend this house.

We had a great holiday, the house really was beautiful and the owner very friendly. We brought our Italian handbook and with that and some sign language we managed well. Nothing bad to say but it seems that the route description isn't entirely correct. We came from the South (Rome) but if you come up the mountain the sign is on the left which in the darkness made for a bit of searching since in the description it said right.

Enjoyed a very nice holiday in Casa Rosa. We left Friday because of the bad weather and in order to have some more time for our drive back home. Because of this we didn't see Gabrielli anymore. A pity since we would again have liked to thank him for his hospitality and kindness. We also still have to settle the deposit. We assume it will be paid into our account. Thank you for offering us this great holiday.

In case you leave early you can let us know so the owner will come and hand your deposit back. Otherwise there is no problem and the owner will send it via the bank. However in case there is some damage this might cause problems.

Hello Willemijn,
We rented the Casa Rosa in Umbertide for two weeks in July.
Negative: Arriving we notcied a few defects in the house which we presented to the owner. Dirty oven, door of the shower that functioned badly, very small fridge with the freezer compartment full of ice. The cupboards in the bedrooms weren't ready for new guests. One oif the pans had a lot of grease in it etc. As we were aware, the owner speaks only italian hence it was complicated to explain all this. The next morning the owner's wife came by and cleaned the oven, the broken shelf in the fridge was fixed with tape but the shower and other things were left untouched.
After the second night we realised that the wooden beams above the beds had woodworm in them. It meant we woke up with wood grit on our beds and in the evening we had to shake out the bed sheets before going to bed. We showed the owner but also this problem hasn't been resolved.
At the antrance gate there was a wasp nest and one of the children was stuck by a wasp on the second day. We removed it ourselves, since the owner doesn't seem to be very proactive.
For future guests: do close the entrance gates: on clear day the stereo of our neighbours was robbed from the house!
On the third day at around 3 in the night we had an unexpected visitir in the garden. It was the gardener! We were quite shocked by his appearance at that hour.
Casa Rosa is on the first floor and the kitchen is somewhat scarse for 4/5 people. Luckily we only had good weather and were outside a lot. We did not understand why the ground floor isn't rented out.
Next to the house is a pergola where we ate, but it meant going up and down the stairs with everything. There wasn't a serving tray in the house. Our daughter one day slipped on the stairs and in hospital they had to give her two stitches to close it again.
The pergola is positioned well with good views around, but the table and chairs are very uncomfortable. Also some deck chairs around the pool need to be replaced.
The bathroom is too small for 5 people. The fridge is too small for 5 people, The kitchen/living area is too small with only one small sofa.
Positive:
Casa Rosa is very well situated with good views around and ample possibility to watch the stars during the night. The premises are very private.
The garden and pool are well taken care of.
There is no airconditioning but closing the shutters ensures a fairly cool air in the house.
The owners are very friendly. By the end of the firts week the owner came by to check whether all was ook and gave us a large box of gelato!
The owners are very willing to help, but do not seem very capable in resolving problems. Or maybe we are too critical?
I'd like to add that a holiday isn't only based on the accomodation one chooses. We had a wonderful stay and enjoyed Umbria a lot. We would like to return to the region.

We stayed at the Casa Rosa in Umbertide and had a superb holiday. It was better then we thought, the house was just fine. It had everything we needed and it was quietly situated.
The owner was a friendly man, kind to the children and pleanst to "talk" with.
A good pool and nice garden with fantastic vies over Umbertide and surroundings.
In short, we already look forward to our nex holiday!
If you have a house of the same quality more south in Umbria, please let us know.
