I Leoni Luxury Villa Umbria
Unique luxury villa which has anything you could wish for and all details have been thought of. It is situated in an extremely beautiful spot, surrounded by views, more views and silence. Two huge sculpted lions enjoy this year in year out, high on their wall overlooking the swimming pool.
The Dutch owners have restored the villa from the ground up a few years ago, turning it into this luxury villa with incredible lots of space, both inside as well as outside.
Each side of the villa has a terrace with comfortable garden furniture, big umbrella's and abundant flowers in pots. Again the views are breathtaking with the typical sweet Umbrian hills and total silence. One hears nothing apart from the occasional cow moo far away.
The pool is on a slightly lower plan than the villa. One reaches the pool either via a slowly winding path through the garden, or via the wide stairs on the other side. The swimming pool is surrounded by an ample sun terrace with several relaxing sun beds, deck chairs and umbrella's. There is a nice covered terrace where one could sit in case it gets too hot around the pool. On the right side of this terrace one finds a room with bathroom, sink, fridge and shower. The pool is 20 meters long by 9 meters wide and 2 meter deep. The sides of the pool have a higher border so it is possible to stand there. One side of the pool has very wide Roman steps, making it possible to sit down and relax in the water, or also to get into the pool slowly. Again the view from the pool is very nice. The pool can be lit in the evenings. Upon request the owners can place professional water polo goals in the pool.

The ground floor of this luxury villa consist of an incredible kitchen that fits everything one could ever wish for in a kitchen. A professional Boretti stove (150 cm wide) with two ovens a fry-top and a "coup de feu", dishwasher, microwave and two fridges. There is also a slicing machine for those who love good ham or salami. There is a coffee machine where you can make coffee with Illy pad and one for Nespresso cups. In front of the kitchen one finds a spacious terrace with on the right a small vegetable and herb garden (with, when in season, zucchini, tomatoes and salad). Guests can use this vegetable garden.The kitchen, literally the heart of the villa, ends into the hallway which fills the whole front side of the villa. Also here one finds big doors to the terraces. The front of the villa has two terraces. The first one is on the same level as the kitchen and hall. The second terrace is a few steps lower. Both terraces have outside furniture of excellent quality.
The ground floor furthermore has, on each side of the kitchen, two big bedrooms. One reaches them through the hallway. Each bedroom has its own bathroom with shower, toilet, bidet and sink. Both bedrooms have a door to the outside.
The hall furthermore has a guest toilet and the stairs to the washing room in the cellar. The washing room has a washing machine, iron and ironing board and for the winter months there is a dryer.
The first floor of the villa has a big sitting room in the central part, with big windows on the front side of the house, a fire place, comfortable sofa's, TV and a cosy study in the corner. Behind the sitting room is the library with well stocked book cases, several games and a second fire place.
To the left one finds the master bedroom with adjacent the bathroom with bath tub, shower, double sinks, toilet, bidet and dressing table. To the right one finds the fourth bedroom, also with bath, shower, toilet, bidet and sink.
The total surface is 600 m2 (300 for each floor). There is ample parking space for 4 cars.
The luxury villa is 3,5 km from Parrano. Parrano has a small supermarket and bar and restaurant. A bigger supermarket can be found in Fabro, about 20 minute drive. The entrance to the A1 high way is 20 minutes drive. Perugia and Orvieto are both about 50 minutes.
