
The holiday home is totally on the ground floor, which on one side of the villa is the first floor because the villa was built against a hill.
One enters in the living room. To the left one has a spacious living area with two sofas, a fire place and a TV with DVD player. Further in the back the dining table seats 10.
The open plan kitchen is to the right of the dining table and has doors opening up to the covered terrace with hammock and outdoor furniture. The kitchen has a 4 pit gas cooker, oven, microwave, dishwasher and big fridge with freezer.
To the right of the entrance door one enters the hall with the four bedrooms and the bathroom. One bedroom has a double bed, this is a rather spacious bedroom. The second bedroom has two single beds. This is a small bedroom and the beds can not be united to make one double. The third bedroom is also small with two single beds and the fourth bedroom has a double bed.
The bathrooms have a shower.
There is a washing machine and there is a safe in one of the bed rooms.
The swimming pool is 4 by 8 meters and has an ample sun terrace. There are sun beds. The pool area is down a few steps from the house. From the kitchen door and terrace you can overlook the pool area through the jasmine.

Prices are not inclusive of the final cleaning. Bed linen and towels for use in the house are provided. Guests bring their own pool towels.
Not included is the gas for central heating. This has to be paid separately based on consumption (Eur 4/m3).
The pool is open from the mid May to the end of September. Upon request a mobile internet connection can be organised (via usb) at Eur 25 per week.
In high season change-over day is always on Saturday. Out of high season and upon specific request arrival and departure day can be different.

2011: The positives:
What a lovely week we have had in Il Gelsomino! The house is spacious, the views lovely, the position excellent and the privacy total. In a week we have been visiting beautiful towns like Assisi, Orvieto, Todi, Perugia, Spoleto and not to forget the Tempietto sul Clitunno, all in about half an hour drive. After the trips we enjoyed the calm of the house and the refreshing pool. On the terrace with view over the whole (or half) of Umbria we had our daily breakfast and dinners, after which we brought the leftovers to the goats. Fantastic!
The negatives:
However wonderful it all was, in a different time of the year or with the pool closed I would not want to stay here. The grounds and the views are formidable but inside the house is rather dated and not very clean. The furnishings are typically Italian and we were prepared for this style, however for the price we paid we had expected the house to be thoroughly cleaned at least.
Comment from the owner: there will be other cleaning ladies in 2012 to ensure this will not happen again.
The owners ask for a downpayment of 30% of the rental fee.
You can pay the remaining sum one month before arrival. There is no security deposit to be paid.
