
Villa 'La Tufaia' is situated on top of a hill with beautiful views over the Tiber valley on one side and Montone (medieval hill town, completely restored in original state) on the other side.
Not far from an E45 exit, the house connects easily to the cities you would like to visit. Although it is well connected, the villa is totally private and surrounded by the quiet Umbrian countryside and farmland.
The villa 'La Tufaia' is completely restored in the year 2002. The property used to be a school, long time ago. The owners skillfully restored the villa themselves (they have many years of experience as they are running a construction company in Umbria). They have kept all rooms spacious and light, a delight to be in. The owners (Italian) live in Citta di Castello, about 10 minutes drive from the villa.
The house is divided into two apartments, making all facilities double, since it is always rented as one spacious villa. In total, this luxury villa for rent in Umbria has 6 double bedrooms, each with satellite TV and ensuite bathroom (two with jacuzzi bath). It is possible to add a few single beds upon request in some of the bedrooms.
There are two living/dining rooms with fireplaces and two kitchens with each a dishwasher, oven, gas stove and fridge/freezer. Moreover one central laundry room has a washing machine.
Outside there are two terraces on the first floor, an original pizza oven, barbecue and the swimming pool of 6 by 15.5 meters). The spacious covered terrace is built around the corner of the house, so you will always find a fresh place to sit and relax.

Prices include linen and towels (no pool towels). Final cleaning and the use of heating is charged separately.
Pets are welcome upon specific request. One pays 50 euro extra cleaning when bringing a pet.
Until 25/6 and after 27/8 it is possible to rent the ground floor only @ Eur 950, including the final cleaning. Use of heating has to be paid separately. In this case the top floor with its own private entrance, will be inhabited.
Between 25/6 and 27/8 change-over day is always on Saturday. Out of this period and upon specific request arrival and departure day can be different.

we have had a nice holiday. Very many thanks.
La Tufaia is a cosy and well appointed holiday home.
The spacious bedrooms each with bathroom have been fully appreciated. Because we had one bedroom short, the owner had changed the living room upstairs in a very nice childrens bedroom.
Also the living room downstairs was spacious enough to be able to all eat together inside (which we did once when it was too cold to eat under the pergola outside). We did have a negative feeling the first time we entered because it all looked not neat and tasteless, but looking back the children had lots to discover and could play their hearts out and we got used to the cosy untidiness.
Due to the strange weather swimming was only for the tougher ones.
We discovered the bakery/grocer 'Il Forno' in Montone which we enjoyed and there are several restaurants in Montone. We also had dinner in Niccone at Nonna Gelsa and I Girasoli di Sant Andrea. The last one has a children's play area and sell nice olive oil.

Dear Saskia and Willemijn,
We have returned from our two and a half weeks holiday in Italy. We stayed one week in La Tufaia with two families with in total 5 children between 10 and 13.
We had a great time and were very pleased with the house. It felt very spacious for 9, clean and due to its location makes for a great operating base from were to discover the North of Umbria and parts of Tuscany (Perugia, Assisi, Arezzo etc.).
Adriano and his family were very friendly and came over to check and clean the pool on two days. Our boys loved the pool and took feeding the cats very seriously. The only small problem was a somewhat malfunctioning dishwasher downstairs. The door wouldn't close because the bottom rack clearly didn't belong to the dishwasher. We had some trouble explaining this in our clumsy Italian.
We made use of your tip to have dinner near Umbertide at the lovely French lady. Fantastic food!
In short, we really look back with fondness on our stay and are very happy to have found you. If the other houses are as good we will make sure to come back to you!

We stayed in la Tufaia for one week in July 2010 with two families.
What we felt that can be improved: not enough wineglasses!! Could be more and they aren't that costly are they? The hedge on one end of the pool blocks the view from the covered terrace which is a bit of a pity. Some funky smell in one of the bathrooms.
What we did like:
Huge house, very spacious, big, lovely pool, pleasant pool, not to deep so suitable for the smaller ones. Great location, easy to reach mainroads. We also used the pizza oven outside (I had looked on the internet how this works) which made for a memorable evening. The two covered terraces are superb. Children loved the little cats.

Comments owner: We have given the hedge a good haircut, the plumber managed to solve the funky smell problem in the bathroom. We created a fenced of area for the cats where they will stay while there are guests.

Dear Saskia and Willemijn,
We stayed three lovely weeks at La Tufaia. It was a perfect house. In the extreme heat it stayed rather cool and the large veranda gives a lot of shade.
We were very enthousiatic about the cats around the house (with kittens!), but I imagine not everybody would appreciate their presence. They can be closed into a fence, but we would regret closing in a cat. The cushions of the garden furniture had to be taken insode the house in the evenings, otherwise the cats used them to sleep on. This would be the only "but" I can imagine at La Tufaia.
The location is perfect. We also stayed at Villa Badia, but La Tufaia is more central: 10 minutes to Umbertide (the San Giorgio restaurant at the square can be recommended). Also Montone (Gelato!) and Trestina (Bakery) are only a short drive.
The owners doesn't speak a word of English, but luckily my father mages a bit with italian. It was nice to be able to comunicate. The owner is very helpful.
In short, if you have another good house in another area of Umbria, please let us know!

we had a fantastic time staying at La Tufaia. The house was better than we could have hoped for, with fantastic views and really big spacious rooms. I would recommend La Tufaia to anyone who is looking for a peacful relaxing holiday in a spacious, private location. The hill town of Montone is extremely beautiful and a must visit on any holiday to the area.The location is also very good for travelling around central Italy as it is less than 5 minutes onto the E45 highway. My entire family have very fond memories of our stay there and would have no hesitation in staying at La Tufaia again in the future,

We had a wonderfull stay, a very nice house.
A few small comments for making further improvements......
A bit of shade/parasols at the pool side.
The amount of cutlery and tableware (if you only use the kitchen downstairs as we did) was barely sufficient.
Not all windows have got insect screens, they are desirable (to hot to leave the windows closed) not even for mosquitos (there are barely any) but we did have a lot of grasshoppers and even a bird enter the house.......(that's country life)
Further everything ok.

We thouroughly enjoyed our stay in your holday homes from 20/7 till 4/8.
We were also especially amused by the instructions of Adriano. His English version is only barely comprehendible and fits perfectly in the semi-comic english hotel instructions in non-English speaking countries category, of wich whole books exist. A classic is the following: "Ladies are requested not to have children in the bar" (Norwegian hotel)
I included a picture of Adriano's story and also added a, according to me, grammatically more correct version. He might be able to use it. Wish him well please - a nice spontaneous person.
Finally our grattitude for your help respectively intervention with restarting the refrigerator, electricity or water after a couple of malfunctions.
