
San Martino:
The ground floor has a nice terrace in front of the house, looking down at the swimming pool (fenced, so ideal for young children) and the beautiful green valley below. One enters in the kitchen with fridge, freezer, 4 pit cooker, dishwasher and oven. The double bedroom is separated from the single bedroom by the bathroom with shower.
This ground floor apartment is suitable for wheelchair users.
At the side of the house an external staircase leads up to the first floor that houses the second apartment. This apartment can be split in two as well. The whole front of the first floor has a panoramic terrace. So from the kitchen you can enter the terrace and also from one of the bedrooms. There are 3 bedrooms (two double and one single) and two bathrooms upstairs. The kitchen has a fridge, freezer, 4 pit cooker and oven.
There is a washing machine at the back of the house and the car can be parked near the house.
Martinino:
The holiday cottage Martinino has three big doors to the outside terraces with nice view all around. The garden is flat lawn surrounded by a low hedge. Guests enjoy full privacy around the house.
The living room has a kitchen corner with 4 pit gas cooker, fridge and dishwasher.
The bathroom has a shower. The two bedrooms are one double and one twin.
There is a washing machine and a barbecue. The car can be parked near the house.
The swimming pool:
The fenced in swimming pool is 13 by 6 meters and has roman stairs on one end. It is 1.20 meters deep on one end and 1.40 meters on the other. The pool terrace has recliners and umbrellas. Each house has its own entrance to the pool area. Very nice views down the valley and the full day in the sun.

Dear Willemijn and Saskia
We had a very positive experience at San Martino. It was a lovely cottage, in very good condition, and well equipped including plenty of garden furniture. It had a lovely position with a great view and was very quiet (although it would not have been as peaceful if there had been a family renting the house next door with children using the pool). We were lucky and there was no-one in the house next door so it was a perfect place for a quiet relaxing holiday.
The owners and family were very friendly and accommodating - they gave us complimentary drinks at the bar when we arrived and the father-in-law brought us some croissants etc. for breakfast one day.
There was plenty to do in the area, a highlight being a visit to Assisi, and the countryside is lovely.
The restaurants recommended by villainumbria were generally good although Il Galluzzo at Castel Rigone turned out to be closed and was also located down a very rough track which we would not want to traverse again in our car.

We have tremendously enjoyed our holiday in Martinino.
The house as such is fantastic, even as the swimming pool. The position and view of the house are wonderful. It is really quiet and we have slept very well (good bed also).
The owners are lovely. The morning after arriving and the morning we left, the owner passed by with warm brioches.
We did advise the owners to make a wifi spot in their bar because Northern Europeans really can't do without, even on holiday. The two internet points in Mercatale did not function.

Dear Saskia and Willemijn,
we look back with great pleasure on our holiday in San Martino and Martinino.
Despite the weather nog being exactly what we would have expected, the holiday was fantastic.
Also all our compliments for your organisation. All wat totally well organised. Even when we had rain you organised some last minute activities for the children hoping their holiday would still be pleasant. And yes, your anti-rain dance did have its effect!
Both houses were very good. All was clean and the kitchen was very well equipped.
The garden, the pool, the covered terrace, all were in optimal state.
And then the owners, such sweet, friendly and kind people who did everything to make their guests stay pleasant. They even brought icecream and vegetables, fruit and croissant, … unbeliebale that a thing like that does still exist.
We have very fond memories of our stay in San Martino. We could not have wishes for a more beautiful position.
All you describe on the website was correct.
Again thanks for your good organisation and who knows we will meet again in Italy.

Our stay on the ground floor of San Martino has been fantastic on all fronts: the garden with all its lovely places to sit, cat and horse, the serenity, the owners, you name it. Time flew by! The kitchen maybe a bit small but it certainly is well equipped! All in all we had a lovely week in Lisciano Niccone!!

We have been home for two weeks after an amazing two weeks in San Martino. What a superb location and the view from the pool really is breathtaking! And what a kind owners and granny fondle (as we had named him) is adorable. Almost daily he came over to bring us some products from his garden and twice sweet croissants. It was delightful and fantastic!

After recent scandals with rental companies that appeared not to exist once arriving where people thought they had booked, we left rather sceptical for our holiday in Umbria. Our only contact with you had been via the web.
Already upon meeting the owners of San Martino all our scepticism disappeared. How sweet these people are! Unfortunately we do not speak italian and they do not speak any english or german. We ended up comunicating with hands and feet.
Arriving at the house and overlooking the pool and the wide surroundings we thought we arrived in paradise. The owners are very proud of their property and it shows! With a lot of love they take care of their house and the land around. Everything was clean, neat and well taken care of.
The only negative aspects we can come up with: The cooker hood in the downstairs kitchen does not function. The toilet upstairs kept leeking water. When we mentioned it to the owner he immediately came by to fix it. Unfortunately he couldn't do that himself and had to call a plumber. Since it was our last day we haven't seen the person anymore. We missed some coffe/tea cups. There were many espresso cups, but hardly any larger coffee cups. Wine we drank from waterglasses. A serving tray would have been handy. But these are all minor things.
Maybe it would be handy to leave a guest book in the house, or some practical advise. We discovered you cannot use the dishwasher and the washing machine at the same time!
We had a wonderful holiday and will surely promote your website and services.
We will not have a holiday in Italy soon, but when we come back we will surely ask your advise.

We had two wonderful weeks, despite the bad weather during our first week in Villa Sanna.
The second week we changed to San Martino and loved the place. Gorgous location and pool and very friendly owners. Maybe some small advise for them: a larger roof over the BBQ area. If it rains one is obliged to eat inside the house where the sitting area is not very large. Even with rain the temperatures are high, so sitting outside would have been a pleasure even with rainy weather.
