
The Spoleto villa is set up as follows:
Ground Floor: entrance/small sitting room with stairs to first floor, living/dining room with fireplace, sofa-bed for two, satellite TV and stereo, and direct access to garden. Spacious dining kitchen (fridge/freezer, dishwasher, oven and washing machine) leading to an outside terrace. Bedroom with a double and a single bed, and a bathroom with shower.
First Floor: with its own access via an external stair. Sitting room with fireplace, satellite TV and stereo, dining room with a kitchenette (fridge/freezer, dishwasher, oven and washing machine). Bedroom with a canopied double bed and single bed, and a second bedroom with two double beds. A bathroom with demi-bath.
The Spoleto villa is furnished with antique furniture. The modern central heating and two large fireplaces which evoke a rustic past create a cosy environment, making the villa an excellent place to stay also also outside the summer months.
The garden has a wood-fired original oven (used for pizza and bread, but one can cook whole meals in here, if capable), a poolside barbecue and a terrace created in the woods and therefore providing a sheltered area within the park.
Wifi internet access is available.

Special prices for a couple (ground floor only):
June & September: 1000 euro per week.
Rest of the year: 900 euro per week.
Prices do not include final cleaning (100 euro), telephone access, heating (80 euro per week).

We had a very lovely stay in the villa. Paolo met us and gave us a very good and informative tour of the property - and left us a lovely basket of goodies! We really enjoyed the area and finding produce to cook wonderful meals ourselves. As we were 2 couples and we had the whole villa, there was plenty of space for us to spread out and relax.
The instructions for finding the villa were a little difficult as there are several black iron gates on the road and the villa itself is over 2km from the La Costa turnoff. Maybe a little tweaking of that part of the directions?

We had a wonderful holiday at Villa Spoleto. The owner was very helpful and friendly (especially with directions getting to the villa, as we found the written directions hard to follow!) The villa itself was lovely and very spacious. The biggest attraction for us was the pool area especially for the children. My only criticisms (hopefully constructive) are that the shower/toilet in the downstairs bedroom should be looked at, as it got very damp and did smell a bit. Also when we flushed the toilet water leaked out of the cistern. We also had a problem with cats looking for food.... not sure if they were wild cats or not!
But on the whole a wonderful holiday. We appreciated the late checkout on the Saturday too.

Hi Saskia and Willemijn,
We rented Villa Spoleto and it was perfectly located for us. We were able to take lots of day trips to Perugia, Assisi & Spello, Montefalco, Todi, Trevi, and of course Spoleta. It was far enough away in the countryside so that it was quiet but not too far to drive anywhere. We travelled many times over the twisting, beautiful road between the villa and Acquasparta.
The owner was quite nice and responsive to the few questions we had on the phone. (Your website was very helpful in directing us to things to do in Umbria. One of our best evenings was spent at a sagra in Marsciano. The food was incredible, the music and dancing were fun, and we seemed to be the only tourists there. My husband really got to practice his Italian)
The villa's grounds were beautiful - we ate plums from a tree - and the pool looked inviting, however we used the pool only once because we were lucky and the weather that week was cool. The terrace off the kitchen was a serene place to gather each evening.
The house was spacious, the kitchen had all the supplies we needed (although we did not cook much because there was so many wonderful places to eat out), the bathrooms were basic but roomy and fine, and we had lots of room to spread out. The bar right down the road makes a great espresso!
If I had to offer any suggestions, it would be the following:
1. lightbulbs. Several bulbs in many of the fixtures were not working. Since the house is naturally dark - the windows are small and don't let in much light, as you would expect of a house built so long ago - making sure the light fixtures have functioning lightbulbs should be a priority.
2. I think the mattresses might need updating; they seemed a bit saggy.
3. When we arrived and tried to use the ground floor shower for the first time, we found that the drain was clogged. We eventually fixed it by lifting up the cover and removing a large gob of hair, but we realized that the cleaning people had probably not cleaned the shower. If they had, they would have discovered the problem immediately. We cleaned the shower ourselves.
We would definitely recommend the villa, although people should we warned that it is up a winding dirt road and about 15 minutes from Spoleto. We didn't mind in the least, but some people might.

Some works will be done this winter to prevent the bathroom smell. He will also make sure the cleaning lady checks the loghtbulbs better and that there are more spare bulbs in the house. The cleaning lady is also instructed to check better for clogging.
The matrasses have been bought 3 years ago, therefore they should still be OK.

We had a good holiday in the Villa Spoleto. Th ehouse is fine and the pool is excellent!
Some improvements could be made:
-The bathroom upstairs needs to be looked at. A proper shower rather then a small bathtub to sit in only, would be much more comfortable.
-Downstairs there is no separate toilet. Guests will have to always pass one of the bedrooms.
-Kitchen upstairs: too small.
-A bathroom near the pool would be very practical

We loved our stay at the Villa Spoleto.
The house is easy to reach and very private. It is well furnitured, including a dishwasher and washing machine. There is plenty cutlery, plates, cups, pots, pans, bedlinnen, towels etc. A point of attention should be the bathroom upstairs, It is very small and it would be much more comfortable id the small bathtub would be replaced by a proper shower.
We would have liked the cleaning costs to be included in the price. Now we had to separtaely pay Eur 100, which seems somewhat exaggerated. The house looked clean, but one shouldn't look in all corners. An old fashioned spring cleaning would be appreciated.
We also had quite some insects (obviously in the middle of summer and in the countryside). Some we had never seen before, but we see it as part of the italians countrylife.
The pool is excellent, the garden furniture, unbrella's etc. are from solid quality. It would be nice to have a pool house with a toilet.
Paolo is very friendly and helpful, Please say hi to him. We would like to retunr to the Villa Spoleto for another holiday under the italian sun!

We've had a heavenly holiday. We tremendously enjoyed Umbria's nature and visited many different cities and small villages. It was lovely.
The spacious villa with extended surroundings and the fantastic big (14x7) pool were intensively used, as was the BBQ at the swimming pool. We were two couples with each two boys aged between 6 and 11. For them it was the holiday of lifetime. It is hard to think of anything negative about this holiday. It was a great succes without peers. And to everybody: To be recommended.
We certainly hope to be able to return in the coming years. There is so much to discover in Umbria with it hospitable inhabitants.

This was due to Alitalia sending us to Milan rather than Rome. We had to drive down to Umbria from Milan and it took nearly 6 hours !
