
Villa Terrazza di Preci has been beautifully restored retaining its original medieval features. It enjoys an incredible panoramic position at the edge of the classic hill town of Preci. Two large terraces offer stunning views of the surrounding hills and valleys - ideal to soak up the sun and immerse yourself in the tranquil atmosphere or perhaps enjoy the sunset followed by dinner under a canopy of stars.
Guests have free use of a beautiful swimming pool (with bar and excellent traditional restaurant) just a three minute stroll along the traffic free streets of Preci.
The private garden belonging to this villa is half a minute walk, completely fenced and suitable for children to play in. No need to say that from the garden you have very nice views as well. The garden has outdoor furniture.
The Monti Sibillini National Park is one of the most beautiful areas of Italy and it is a haven for wildlife and wild flowers. The forgotten trails that crisscross the hills and mountains make it a walker's paradise.

The kitchen is simple, original Italian style:
Very traditional, rustic room with corner fireplace for barbecue cooking, separate new 5 pit gas cooker with oven and grill, microwave oven, marble double sink, fridge freezer, ironing board, steam iron and clothes airer. Ample crockery, glasses, and cooking utensils.
There is one living room with two sofas, a coffee table, TV, DVD/CD player.
The villa also has a large dining room with long oak refectory table and stone fireplace.
The two spacious terraces with mountain views are equipped with tables and chairs, parasols and loungers. One terrace is on the kitchen level. Next to the house is a flat garden, accessible via the street outside. There are some ball games available.
This villa in centre of Preci has a washing machine.
Preci is a car-free village, parking is on 100 meters from the villa, with some steps.
Guests have use of an extensive local information library (maps, walking guides, local fauna and flora reference books, town guides etc). Also board games like monopoly, scrabble, chess etc. are available upon request, just like English language paperbacks.
Skiing - WINTER STAY
We are 30 minutes drive from Frontignano, (1340m - 1950m), with a total of 14km of pistes of varying difficulty, 5 ski lifts, 4 chair lifts and usually no queues! There are several good restaurants and snack bars, ski hire, ski school, a snow park and indoor skating rink. Day ski passes cost 15-22 euro depending on the season, which runs from December to March.
What else to do during your stay
Local activities include spectacular walking, mountain or road cycling opportunities. The managers of the villa can help arrange other fun activities like mule trekking, horse riding, river rafting and trout fishing. (All safe for the whole family).
For photographers and artists there are endless subjects particularly in spring and early summer when the wild flowers and orchids at the famous Piano Grande are in bloom.
For the adventurous, why not try rock climbing, canyoning, white water rafting, paragliding or hang gliding.... again the managers can tell you all about these.
Cookery courses with a qualified English speaking chef can also be arranged as can visits to food artisans and vineyards.

The above prices are for renting the full house for 10 guests.
Prices for up to 5 guests are:
Low: 695 Euro; Medium: 800 Euro; High: 1200 Euro and Extra High: 1600 Euro per week.
Included in the price are: towels and bed linen (changed weekly), final cleaning.
Gas, central heating and electricity are not included. Meters are read on arrival and departure and these services are charged at cost.
Firewood is 10 euros a day
The changeover day of the villa is Saturday.
The house is non-smoking (except for on the terraces)
The owners do not accept pets
When booking the house as a couple in the mid season, the house and terraces plus garden will be for your private use.

Dear Saskia and Willemijn,
We have returned today to Florida after spending two weeks in Italy. Our first week in Preci was a memorable one. We loved the villa and the surrounding area. Barbara made it very easy for us - supplying us with directions to the villa and instructions of the general area. We used all the bedrooms because we had family and friends visit - I must say that they all enjoyed the week - we were out every day and also spent time enjoying the house and its attributes and of course the great restaurants in the area.
My only regret is that I did not know of the streets of Preci. Of course, that is my error. I should have studied the area more. Walking up and down the streets (should I say steps) was very difficult for me with my bad back. The youngsters in our group did not complain but they did admit that it was somewhat of a chore - on occasion they went out three times a day! The villa was well supplied. It was easy to maintain. It was rustic and at the same time quite comfortable.
Joseph and I slept in the bedroom on the main floor and that mattress was not good for my back but all in all - we enjoyed our stay tremendously.
Getting from the car to the villa is more than what was originally stated. I do believe future renters should be made aware of the streets.
Umbria is an historical and beautiful area. We tried to see it all but of course that was impossible. Who knows what next year may bring.
Your suggestion to contact GianLuca was excellent. He picked us up at the airport and was a delight. He also took by daughter back to the airport on September 17th.
On Tuesday of the week we spent in Umbria, GianLuca scheduled a wine tasting for us at our suggestion. It was a lovely day with much too much fabulous food to eat!
Sunsets were beautiful from the two terraces. Early mornings were lovely and we all enjoyed our coffee taking in the absolutely gorgeous view.
We had never rented anything through the internet. In this case we were not disappointed and as I said, Barbara was easy to work with and put us at ease, from the
very beginning. On our part, it was a leap of faith but we have absolutely no regrets!

The villa is absolutely beautiful. Preci is a cute little town with wonderful people. If you are looking to relax and enjoy the food and incredible views of Umbria, this is the place to go.
Like I said before, the only real problems we encountered were the bees on the terrace and at the pool, (I don't think there is much you can do about them) and maybe a few webs and bugs that just need to be vacuumed up. Thanks again and I will definitely recommend this villa.

Terrazza di Preci was a beautiful house with incredible views from the roof terrace. We have certainly enjoyed our stay in Umbria. We went for walks one day and the other we would do some sight seeing, which we enjoyed a lot.
The caretakers were also very friendly, so that was also OK.
