Umbrian Villa
The Umbrian villa described here (5 bedrooms, 5 bathrooms) is an excellent place for a holiday in Umbria.
Based between Citta di Castello, Gubbio and Perugia, you are only 10 minutes from the highway connecting Umbria to Tuscany. Enjoy your Umbrian stay in this spacious villa with private pool and excellent views over the hills.
The substantial driveway is lined with old olive trees and you can (manually) close the gate to the house, to enjoy your holiday in even more privacy. There is ample parking before reaching the house. Immediately around the villa, pots with flowers and plants are scattered around, and a wide gravel path leads to the swimming pool which has been built at the other side of the house, on a higher level.

This Umbria rental villa has 5 ensuite bedrooms. One bedroom is on the ground floor and suitable for wheelchair users. The other 4 bedrooms are upstairs and you get here by using the outside staircase. There is a terrace at the back of the house, providing a second entrance to the four upstairs bedrooms.Each bedroom has a bathroom and there are two additional bathrooms for general use on the ground floor. The kitchen is semi professional, because the villa rental was designed to be a B&B or agriturismo, where one could rent a room for several nights. This destination was changed, although in the low season you are welcome to stay a few nights only.
The pool is very pretty, with a low edge towards the valley which makes the view also from within the pool an absolute joy. The terrace around the swimming pool is made of natural stone and there is a good space to enjoy both sun and shade.

Prices are all inclusive apart from utilities (Eur 100 per week) and heating in the colder months. Bed linen and towels are provided (no pool towels).
Upon request the owners can organize a tasting of the biological products they produce on their organic farm.
In high season change-over day is always on Saturday. Out of high season and upon specific request arrival and departure day can be different.

Everything was perfect with our holiday. The villa suited us very well - plenty of peace and quiet, but not too far away from shops and restaurants - a perfect location. The owners were wonderful - very welcoming and helpful. We would very much like to return to this villa and would not hesitate to recommend it to others.

Hereby our experiences:
Umbrian Villa is a lovely location. The view from the big terrace or the pool is simply too good for words. The rooms are spacious and well furnished. It is clear that the owners took great efforts to make it into a luxurious villa. Every bedroom has its own bathroom with shower, toilet, bidet and furthermore on the ground floor there are two extra toilets. The bedroom downstairs is suitable for wheelchair users.
The kitchen is spacious and semi professional, with large working space in stainless steel. There are several fridges. Too bad the cooker has only 4 pits, a bigger one with 6 pits would have been nicer since the villa is for many people. Cutlery and plates are plenty and beer glasses as well. There are only few wine glasses (4).
The grounds are beautiful, the spacious pool is sublime and is being cleaned every other day. Stefania and her mother are very hospitable and pass by regularly with home made cake and vegetable from their garden. We stayed two weeks in Umbrian Villa and guess we did not receive a change of linen because the owner have forgotten, but we did not really mind.
Umbrian Villa is also a perfect base for visiting Umbria. We will definitely recommend Umbrian Villa to our friends and family.

We had a lovely week in the Umbrian Villa.
It has lovely views of the surrounding hills. Also nice and spacious kitchen. The dishwasher and hot plate were a bit moody but the owners were quick to lend a helping hand. It is nice to know they keep an eye on things. Bedrooms and bathrooms nice and neat. The poolwater was a bit on the cold side but I must say we were quite early.

We stayed with 3 families (14 persons) during 2 weeks in 'Umbrian Villa'.
We had a very nice holiday and really enjoyed our stay.
Our comments:
- Very nice reception Leandra ea.
- Upon arrival Leandra brought homemade bread. During our stay we got homegrown vegetables, fruit and olive oil.
- Well situated, wonderful views. House is easy to reach via a paved road (which is not always the case in Tuscany and Umbria).
- Good privacy due to large terrain.
- Great base from where to visit Perugia, Assisi, Gubbio, Spoleto, Lago Trasimeno, etc
- Very spacious house with all offering all comforts. (Very positive, each room has its own bathroom)
- Large swimming pool that was being well maintained.
- Sport facilities nearby like a tennis court.
Honestly not many bad things to say only:
- Not enough plates, we were 14 and only had 11 normal plates en 3 soup plates, 14 of the same would have been welcome.
- We like to drink wine or beer from wine- and beerglasses which we couldn't find. There were enough softdrink glasses.
- The dishwasher was lacking in performance, not everything came out clean. Our command of the Italian language was too limited to make this clear to the owners.
- The fridge and the small fridge were on the small side for 14 people.
We are already making plans to discover other parts of Italy.

Good afternoon,
We had lovely week in a lovely house, amidst lovely surroundings and with lovely views! On the webpage the house looks a bit "cheap", but in real life it is much more beautiful. I'd start with making new pictures, if I were you. On the pictures you do not see, how clean it is. Just the kirchen would be nice if iy had a more modern look. One side of the kitchen is just fine, the other looks old and a bit put together. All other facilities are just fine. We were received by the friendly owner who brought us some apetizers in the afternoon. She keeps on talking in italian, but we enjoyed it a lot. The location of the property is ideal for some trips in the area and also do go out for some nice walks. There are small ponds in the area and fields with sunflowers.
The only "but" we would like to mention is the fact that the owner and her son pass by every mroning - without notice - and the last morning even at 6.30 and at 7.30 again! They sprinkle the flowers, take care of the garden etc. Nonetheless I had told the owner we would leave around 9.30. I asked her to leave and let us sleep before our long trip back home. At 8.30 she returned with the cleaning ladies! We got up, packed and left earlier then planned. I didn't appreciate her attitude at all, that morning. She chased us away.
Hopefully this provides you with enough information. I'd like to stress that we had a wonderful week, in a good house at a fantastic location, with friendly owners.

oour stay has been just fine. We were all pleasantly surprised seeing the house, its garden, the pool and the wonderful view. Only the cooker is somewhat small for a large house like this.

Just a short note that we (a group of girlfriends) enjoyed our holiday at the Umbrian Villa very much. Lovely location, fantastic views, peace and quiet and lazy afternoons around the pool: we all enjoyed it thoroughly. We found the onwer a heart warming lady who brought us some of her own honey on the first day.
I'd also like to thank you for your help when one of us ended up in hospital. We appreciated your help and concern. She returned to Norway safely and was at home when her granddaughter was born. She did not have to stay in hospital in Norway but needs daily medicines and daily check ups.
Again thanks a lot and send our warm regards to the Signora. I made a nice pricture of her and will send it.

We have just returned from Solfagnano and had a fantastic time!
The house is perfect.
After reading all the comments from former guests we were a bit sceptical, but we can only be enthousiastic.
We started looking for scorpions, bats and other insects former guests have mentioned. We couldn't find any. The owner's dogs haven't been on the premises. What we did find was a very clean house, good sanitary facilities, good furniture and a lovely pool. The views are breathtaking!
The kitchen surely is semi professional. The stove, in fact, is too small for a house this size. With some creativity we had some top meals and even made our own bread.
The owners are very friendly. They gave us fruit and vegetables and even a home made pie when we celebrated a birthday!
In short, for larger groups (we were nine) this house is definitely recommendable.

Hello Willemijn,
Already back one month from our visit to 'Umbrian Villa' I want to tell you we enjoyed a wonderfull week there. Besides good weather it was a wonderful place, the views and tranquility in and around the house are great.
It is a nice big comfortable home with good sanitary fittings and a very nice pool.
We also quite liked the owners: committed to their guests, attentive and providers of vegetables, fruit, pizza, barbeque, wine, etc. Affectionate as well. Leandra has pressed me to her bossom many times.
The only drawbacks were: a too small fridge, in those temperatures with that many people one should have a large refrigerator. Now there is a tablemodel.
A further investment in insect screens would be wellcome, every night was mosquito hunting time as much as we tried to avoid it. Maybe a tip to pass on to the owners. I didn't do it because a didn't expect a solution within a week and had no intention to cause any embarrassments.
But to be honest it didn't spoil our holiday fun in any way. All in all, you have directed us to the right spot. We'll treasure beautifull memories. Thanks again.

Only just returned and already on the hunt for next years' place (maybe........) We had a wonderfull holiday in 'Umbrian Villa' with immensely caring owners (as I had told you via sms a while ago) I assume it had to do with the previous occupants, the proprietress and her son couldn't stop talking (mainly in sign language and a few english words) about their behaviour.....
Apparently we were angels compared to them......good for us naturally ;-)

We have already been back in the Netherlands for a week but still would like to let you know how much we enjoyed our stay in Umbrian Villa.
It was delightful: the house the enormous terrain surrounding it, the big terrace, the pool and lets not forget the extremely kind Leandra whom we shall write as well. What a sweet and good-natured person. She makes you feel even more welcome. Besides that I managed to polish my italian a bit.
Because of the huge space our daughter and her husband and child and my son and his wife were free to do as they pleased. They also enjoyed their stay. We have seen a lot. Perugia and Assisi of course, but those small villages in Umbria are also very pretty and interesting.
My son in law made some pretty pictures of the view from the house. Im still struggling with the digital hubbub but in time I'll try to sent you my best picture.

We really liked our holiday in Umbria. The first few days in June the weather wasn't that good.
The rest was good.
We have enjoyed good contacts with the owners. Regularly we drank a glass of wine.
The garden furnishings weren't sufficient for 10 persons and of bad quality. A good set of furniture isn't over luxurious.
The kettle and pans in the kitchen were of mediocre quality (thin aluminum). Some kettles were good but too big to put on the small stove. Cooking for 10 was quite a chore. The stove is to small and the capacity to small. A big stove with more burners (90cm) would be nice.
The bathrooms were excellent, only things missing were some hooks to put your towel on. We bought some ourselves and stuck them on the wall. The storage space in the bathrooms was not sufficient. Hardly any shelves or racks.
There was an old color television and satellite dish which were not hooked up. We only received some italian stations.
The couches in the living room were unusable. Old and worn. There were blankets and bedspreads on the couches. Fortunately we only had to spent one evening inside.
That's it. Next year we want to go to another region of italy. In 2010 we plan to return to this villa.

We think Umbrian Villa is a wonderful house set in splendid surroundings.
The rooms were very spacious and also the bathrooms were great. Unfortunately after two days water came up from the drains in two showers. The owners came immediately and removed the rubbish. I told her it would be a good idea to place metal sieves in them to prevent this in the future. I don't know if she has understood... I speak mainly spanish so she may not have completely understood (-:
The swimming pool was perfect as well. Well maintained and clean. We have used it daily.
Reaction to complaints was swift. Unfortunately not everything was solved. The doorhandle on the door between kitchen and hall kept falling of. Akward because it is used quite often. Alessio has tried to fix it but it proved to be far from simple.
I would like to point out some minor points, it might be helpful.
It occured to me that on the upper floors there were some big black beetles wich we didn't see downstairs. The reason?
The number of keys was not sufficient for such a large group. When you wanted to go out on your own, you had to make sure somebody was there to let the others back in. She came with a bowl full of keys wich she tried in all locks. I assume it is more convenient to have a couple of keys directly available. Not a no needless luxury for a house the size of Umbrian Villa.
One of the owners dogs kept coming on the premise. We're no dog haters but weren't waiting for this one. There were small children, the dog pissed on the house (smell) and he didn't seem to be to healthy. At night he roamed retching around the house wich sometimes woke you up. I told the owner. Once she got him of the yard, but after that she said smiling she couldn't help it.
One of the baby's got stung by a wasp. After some investigation, because there were a remarkable number of wasps, there turned out to be a hornets' nest between the window and the shutter next to the living room. My brothers took that away by themselves.
At arrival the owner showed us the house. Also the kitchen. But the instructions were somewhat concise. There wasn't a list on wich you could re-read it. We were missing all kinds of basic tools wich turned out to be in a drawer wich we hadn't yet seen (hidden under the canvas of the kitchen table). The amount of kitchen equipment was somewhat limited. The fridge was to small for 14 persons and not enough glasses and small dishes etc. which meant you had to keep doing the dishes. A scratched collection of tableware. There was a professional kitchen counter on wich the big pans barely fit together. Also the power of the gas was low, which meant it took quite a while till the water was boiling. Apparently sometimes there are other machines in this kitchen as we found large electrical sockets. The oven (electric) was unusable because the powercord was too short. Of course a extension cord can be used but things could be more easy. On the day we left the cleaning party was there already at 9.00 while we only had to leave at 10.00. I thought this quite annoying because it made us feel extremely hastened.
I now see the list of complaints is quite long. This doesn't mean we didn't have a wonderfull week with our family. I didn't really write about the positive things because what more does one have to write about this wonderful area in Italy.

First and foremost we would really like to thank you for an incredible holiday. We can only say with sadness that it has already passed and that the countdown for next years holiday has already started.
If you have any suggestions for a new location with swimming pool for a holiday for a group of 15 people I'd love to hear from you.
The villa in Solfagnano fulfilled all our expectations, the only comments we'd like to make, but these are really only details, are the following:
* there was no corkscrew, a bit inconvenient when wants to savour a glass of wine
*the terrace that wasn't tiled, painfull for the knees of the smallest wich aren't yet able to walk
The proprietress was incredibly friendly and even surprised us with a heavenly dessert. We are already looking forward to our next holiday in Umbria.
The owners ask for a 30% booking deposit, payable via bank transfer.
The balance can be paid upon arrival.
The security deposit is 300 euro.
Villa in Umbria is an intermediary and as such rents out holiday homes and apartments on behalf of their owners. We do not receive any money from clients. When you book we will be sending an agreement in which you will find the bank details of the owners.
