The vacation villa consists of three apartments and is rented as one unit in the high season, sleeping 12 people. One apartment is on the ground floor, with big kitchen (fitted with oven, fridge, dishwasher and 4 pit gas cooker) and dining table. There are two bedrooms, a twin with bathroom in the room and a double with the bathroom in the hallway.
Two apartments are on the first floor. Each has a kitchen fitted with dishwasher, oven, 4 pit gas cooker and fridge. Each apartment also has two bedrooms (one double and one twin) sharing a bathroom.
The vacation villa has old wooden beams. It used to be a typical Umbrian farmhouse and has been restored several years ago, using the traditional materials.
The pool has beautiful views over the green Umbrian hills. It is 12 by 6 meters and between 1.20 and 1.50 meters deep. The pool terrace has recliners and umbrellas. The pool terrace is surrounded by lavender and other herbs.
The vacation rental has one covered outside sitting area in front of the house under some old trees. There is a second covered sitting area at the side of the house, on a slightly higher level.
You will find a barbecue and nice flowers in pots. The garden is well maintained and green. The road is totally tarred up to the last 50 meters.

Prices are all inclusive, apart from the heating in colder months. Bed linen and towels are provided (no pool towels).
In high season change-over day is always on Saturday. Out of high season and upon specific request arrival and departure day can be different.

Dear Saskia and Willemijn,
we experienced as very positive:
- quiet location without any traffic noice
- very well maintained garden and pool
- change of linen and towels after one week (however it would have been nice to know when they would have come)
- ideal region for visits and tours
- plenty of space in the apartments
- umbrellas and sun beds near the pool were elegant and comfortable!
We have a few points that could use some attention:
- the kitchenware for cooking is rather dated
- the shower curtain on the ground floor was filthy
- the matrass on the ground floor double bedroom need replacing
- the barbecue did not have a grate
- the fridges were without freezer
I believe these points would not be huge expenses for the owner and taking care of the above would make Villa Lavanda a real top-location.
As far as we are concerned our holiday was very relaxing and we have had a great time. With huge pleasure will we return to this lovely holiday villa!

Last night we returned from our holiday in Villa Lavanda. We spent two lovely weeks, the weather was perfect, good pool and terrific views.
The services of the owner were good. The beds need to be checked, though! WE decided to sleep on the floor after two nights! Half way our holiday we had an extra cleaning and the cleaning lady was shocked to see the mattrasses on the floor. The owner was called and he made sure that we gor a bed with wooden flooring rather then spirals. I slept really well after that! If they renew the beds also in the other rooms, the house would be absolutely perfect.
The downstairs apartment has extra wide doors and a bathroom for handicapped people. That was well done and made it easier for us to move around.
A critical check up of the kitchen down stairs would be practical, I think. The fridghe doesn't close really well and the freezer doesn't freeze too much. The stove had four pits, but only 3 worked. Some of the electrical points need to be fixed into the wall again.
Alll in all, we had a very good holiday!

After a very nice holiday in Umbertide I just wanted to give you some feedback.
Villa Lavanda was a very nice place and the owners where very helpful. In fact the place was better in reality than it looked on the photos. Having three separate apartments for us all, many cooking opportunities and utensils, a great pool and a very lovely view was just what we wanted.
As we used some of your restaurant recommendations, I will also give you feedback on those we tested:
Three were excellent recommendations
Locanda di Nonna Gelsa (in Niccone) - great place. Perfect for families
Habanero Pizzeria (in Umbertide) - very nice place and nice pizzas
Il Covone (Ponte Pattoli) - another great place with the type of food you want to come back for more
As we may very well return to Italy and Umbria next year, but then would like to try somewhere else I wonder if you could recommend a really nice house for 12 people?

The location of the house, the views and the swimming pool were stupendous. The owners very friendly.
Negative points: the house was dusty and hadn't been recently cleaned.
Worse: The mattresses were of poor quality (especially the main bedroom) and not worthy a house with a 2500 euro price tag. Sagging matresses is not something one wishes for on his or her holiday. I recommend that the owners invest a couple of hundred euros in these things.

The owners ask a downpayment of 40% of the rental sum, payable via bank transfer.
The remaining rental can be paid upon arrival or also via bank transfer if one prefers.
The security deposit is 300 euro.
