When renting a holiday home via Villa in Umbria there are some general conditions that apply to each booking.  There may be some differences per house, which can be read in the rental agreement when making the booking. The rental agreement you will find via a link online when making the booking, but also in the e-mails, you will receive from Villa in Umbria.

General rental conditions

By paying in full the booking deposit you agree to the conditions in the rental agreement. You will receive a link to the rental agreement when making the booking. Once the booking deposit is received, your booking is confirmed and you will receive an email.

We are committed to protecting our properties which is why we've partnered with Know Your Guest, the leading vacation rental guest-screening provider. Please note that before your booking begins, you will need to verify your details through Know Your Guest.

You will also be given the choice between paying the refundable security deposit or buying a non-refundable damage waiver. We suggest you buy the damage waiver as this protects you in case you cause accidental damage during your stay.

The rental price for the property always includes the provision of towels and bed linen. 

Some houses provide pool towels, while others don't. If pool towels are provided, it is stated in the rental agreement. In case of doubt ask Villa in Umbria. 

In most cases also the normal use of utilities such as water, gas for cooking, and electricity is included. If it is not included, this is clearly stated in the rental agreement.

Guests are supposed to leave the house in decent order. There are houses where you pay an extra cleaning fee.

The rental price for the property never includes gas for central heating. If you use central heating you will be charged for what you consume. 

The rental price for the property never includes the tourism tax. This tax is asked for by some municipalities. If the property is in one of these towns, you will pay the tourism tax on site. 

In the notes underneath each price table of the website and also in the rental agreement, you can read the extra costs to pay on-site.

You may enter the property from 4.00 p.m. on the arrival date and are required to vacate the property by 9.30 a.m. on the departure date. 

Swimming pools are open for use in the warmer months only. It may depend on the weather circumstances when a pool can be opened.

You are welcome to swim and use the pool area but do so at your own risk. Please be aware that most swimming pools have no fence, therefor we always require children using the pool area to be supervised.

It is a condition of renting the property that you have an adequate holiday and personal insurance coverage. We take no responsibility for personal injury, loss, or damage to personal belongings.

If you wish to amend any aspect of your stay, we will always try to meet your requirements. However, we may, at our discretion, treat any changes as a cancellation by you and the cancellation fees may apply.

Cancellation policy

If you have to cancel your booking:
- before the final payment is due to be paid, the booking deposit will be retained.
- after the final payment is paid, the full payment will be retained.
We ask that you inform us of your decision to cancel the booking as soon as possible by email or phone, if by phone please confirm in writing.

It is quite possible to get insurance against the risk of cancellation. We strongly suggest all guests take proper insurance coverage against this risk.

Mind that some houses apply another cancellation policy. In that case, you will find these details in the rental agreement.

If we or the owner are forced to cancel your booking due to a personal force majeure event, we will refund in full any money you have already paid us as a full and final settlement. Please be assured that in this unlikely event, we will assist you to find alternative accommodation. In exceptional cases where the force Majeure event is not under our or the owner's control, we will postpone the booking to a later date in agreement with the guest.

Our liability under this agreement is limited to the rental price.

Bringing your dog

In some houses, you are allowed to bring your dog. Always ask before making the booking whether you can bring your dog. In most cases, you will pay extra for bringing your dog.

Mind that dogs are not allowed to stay on beds or sofas nor can they swim in the pool. You are requested to take your dog out away from the premises. In the event that the dog does his needs on the premises, please make sure to clean it up straight away.

Sometimes it is expected that the dog wears a muzzle, for example in public transport. Therefore always take a muzzle with you, just in case. 

Your dog needs to have its own "passport" with all vaccinations necessary to travel, and a chip.

Wheelchair accessible

Some properties are wheelchair accessible. Always ask our advice before making the booking. Each person with a disability may have different requirements. We can help you make the correct choice.

Customer service

For any question, problem or complaint, guests are invited to contact Saskia van der Bolt via info@villainumbria.com, who will reply shortly and no later than 48 hours.

In the event of unresolved disputes, the jurisdiction is of the judge for the guest’s place of residence, if residing in Italy. Otherwise, the jurisdiction is of the judge for the territory of Tuoro sul Trasimeno, Perugia, Italy.

For the amicable resolution of disputes, according to article 49 paragraph 1 letter V of Legislative Decree 6 September 2005 n. 206 Consumer Code, the customer can make use of the Joint Conciliation procedure. The Procedure can be started if the guest, after submitting a complaint to Villa in Umbria, within 45 days, has not received a response or has received a response not deemed satisfactory. The guest who decides to use the Joint Conciliation procedure is obliged to send the application to the address: conciliazione@consorzionetcomm.it.
