This vacation home sleeps 12 guests in the main house and extra 5 in the cottage. There is a private panoramic pool with recliners from where to relax and enjoy the views. Terraces are all around both covered for outside dining, and open sun terraces. The vacation home also has a spacious roof terrace.
The pool is 6 by 12 meters (deep between 1 meter and 2.40 meter) and has a lower end from where you have the most wonderful views while in the water. The pool uses a salt filtering system. The pool terrace is spacious and has a covered area where you can sit in the shade and even dine.
The property is totally fenced and has an automatic gate. There is a barbecue and fire wood the guests can use for free. The well kept garden is 1500 square meters all around the house. The total property is of 6 hectare, mostly woodlands. There is a high fenced area near the cottage with a volleybal net.
Badia, a luxury vacation home on the Umbria Tuscany border, has a living room with fire place, satellite TV, DVD and music system on the ground floor. The owners also have playstation 2 available. There is wifi internet.
The kitchen has a dishwasher, oven, 6 pit gas hob, large fridge/freezer and washing machine. The long dining table in the kitchen has space for 12 guests and there is space to add an extra table in case the cottage is also rented. There is a covered terrace outside the kitchen with nice views over the valley and outside furniture. There is a service toilet. The ground floor furthermore has one double bedroom with ensuite bathroom with shower.
The first floor has a spacious playing room on one side (with table tennis and table soccer) and two bedrooms sharing a bathroom (with shower in the bath) on the other side. One bedroom has a double bed plus a single bed and the other has a double bed plus space for a cot if needed. In the small corridor between the bed rooms is the washing machine.
The second floor has two more bedrooms sharing a bathroom (with shower) and a roof terrace from where you can once again enjoy the views on the countryside around. One bedroom is a twin (can also be made as a double). The other bedroom has three single beds.
The roof has solar panels for the warm water supply.
The cottage has a spacious living area on the ground floor and a small kitchen with a fridge/freezer, a washing machine, a 4 pit gas hob and an oven. In the living room is an open fire place, a large angular sofa, a television and large glass doors look out over the hills below. An open staircase leads to an open half floor with a small double bed, a single sofa bed and a separate bedroom with a double bed. On this floor there also is the bathroom with shower.

Prices are all inclusive, apart from heating in the winter. Pool towels, bedlinen and towels for use inside the house and bathrooms are provided.
The cottage can be rented for 500 euro per week, only together with the main house to always guarantee the privacy of guests. From the end of September to the end of May one can rent the cottage at a price of 700 euro per week (max 4 guests). In this case the main house will remain closed so the garden will be for private use.
The pool is open from the end of May until the end of September. A dog is welcome, one pays euro 50 extra.
In high season change-over day is always on Saturday. Out of high season and upon specific request arrival and departure day can be different.

Two years ago we rented the villa Badia in the Umbrian Hills for the first time and we promised ourselves to come back to "our mountain". Our stay was too short then, but we kept our memories. This summer we booked more days at Antonio's house and thoroughly enjoyed it!
The house invites you to stay with friends or families. The kitchen is well equipped and ideal for preparing excellent meals and diner. We've spent the evenings together while drinking, eating and even singing. At the end of our stay we got surprised by a full moon.
For the precious cool evenings the barbecue and fireplace were useful. From the friendly neighbor down the hill we got firewood for the fireplace, bus we were also allowed to take some wood ourself. The house itself, the territory, the swimming pool, the olive trees and terraces offer privacy for those who prefer reading a book in tranquility. There are plenty of sun beds. You can take a chair and choose where to relax. Somewhere in the shade to read or to take a small nap. In short anything you're looking for you'll find it, nothing is missing. If you can't feel at home here, just don't go on holiday :)

We spent a wonderful week at the Villa Badia. The owner, Antonio, was extremely kind and very patient - especially since we were delayed due to baggage loss at the airport. The house was perfect for our needs - very spacious, clean and well appointed. The outdoor area was perfectly maintained and the infinity pool was magnificent. Access is a little difficult, since the track is very rough. But it was worth it to arrive at the villa with its magnificent views and complete tranquility. I would recommend the villa very highly and would certainly visit again.

Villa Badia offered us an unforgettable stay in every way! We, grandparents, our four children and ten grandchildren enjoyed the beautiful surroundings and the art cities of Umbria. The villa has all facilities and is well equipped for four families. We will always remind our barbecues outside together. Children and grandchildren swam in the swimming pool at night. The celebration of our 45 year’s marriage at villa Badia has become an unforgettable experience. We made some nice pictures and film during our stay to remind us our holiday in Umbria.

The villa is beautifully furnished, a swimming pool with a seating area, a dining area close to the kitchen with stunning views. One very small detail, some kitchen towels were missing. We left Rome late in the evening. It was already dark when arriving in Umbria. That gave us a little bit an uncommon feeling. Especially the last 3 km. The road to the villa is narrow and steep at some points. We were in shock at that moment. But, the day after we had already forgotten the road to the villa. Thanks to the beauty of the villa and surroundings!

We all thoroughly enjoyed our holiday home with pool. The pictures on the website look nice, but to be actually there is just terrific. The house is comfortable and has all you need. It is spacious which was good for us being 3 families. We were welcomed by the friendly owners who also came by now and then to check whether all was well. The only thing that may stop some people to rent this beautiful house may be the road leading up to it, which is small and through a forest. We had a fantastic holiday which we remember fondly. All was smoothly organised and thank you for the prompt information we had from you when booking the house (the 2nd time we booked a house with you).

The vacation was fantastic. The house is even more beautiful in real life than the pictures show (though the pictures are great as well). The owner was very accommodating, and very helpful. As was his son. They were really great. The pool was great. The grounds and house were good for the kids. Really - I have done several vacations like this, and this house was fantastic. Everyone loved it. The views were amazing - eating meals outside was a luxury. The owners came
every day to check the pool, and brought new towels and bed linens. The house was properly supplied and equipped. The roof terrace was incredible for star-gazing.
Also, I really appreciated your constant follow-up and willingness to respond to emails from multiple members of the family. You professionalism made me very comfortable with the whole process - it can be slightly worrying to rent a house for two weeks without seeing it. But I had no such worries. Needless to say I have already recommended your company to my friends. I am sure my family will do the same.
In terms of negatives, there were really not any. I would mention some minor issues, just for your knowledge:
1) the pool house was not really finished. there was no furniture on the first floor, and the kitchen was not working. But the bathroom worked and the bedrooms were fine. We didn't really need the first floor, but it would have be nicer to have some furniture there.
2) the house can use some fans, for the bedrooms. Both houses seem to retain heat, at night the bedrooms stayed rather warm, so a couple of times people had trouble sleeping. Some simple fans would solve this problem.
But as I said, the experience and house were truly amazing. I travel very often, and was still impressed. My family loved it, and will remember it for years, and that is the most important thing by far.
So I want to thank both of you for making such a fantastic family holiday a reality for us.

as we had already written in our previous email, we had more than an excellent holiday in vacation villa Badia. Not only was the house fantastic, also the owners, Antonio and his son Simone, were very kind and tried to help in any possible way.
I can not think of any shortcoming, apart from the lack of wifi internet.
Getting to the villa was a bit a problem, especially the first time. You had told us this would be the case, yet we would have appreciated some more signs along the way. Also I can recommend all future guests to arrive in day light because in the dark it will be even more difficult.

our holiday has ended, what a pity!
We have thoroughly enjoyed the villa; the space, the complete furnishing; the lovely pool and not to forget the views. The villa is furnished well and very clean, excellent beds, spacious bathrooms, in short we can not think of a single negative issue. In real life it is even more beautiful and bigger than one can see on your website.
Antonio and Simone are very friendly and helpful. When our car had a puncture, they came with us to the garage to make sure it was all repaired. They also gave us many good suggestions for restaurants and things to see and do.
Our stay in Badia was top!
Also the preparation for the holiday and booking of the villa was easy and a positive experience. We have always received very fast replies to our emails with questions and you had lots of valuable information and tips. You are easy to reach, which is definitely a bonus!
We do have one tip for Antonio: make a list with information about a doctor, dentist, farmacy and which number to call in case of an emergency. We would return to the villa immediately!

I have just returned to work having spent two weeks at Villa Badia with my wife and family during the first week and were then later joined by my in-laws during the second. After a very successful drive from Pisa airport (2hrs 45 mins) we arrived in Badia di Petroia. We were met by Simone at the local shop and taken to the Villa in convoy. The road up to the Villa is not as bad as other reports make out and in my view simply added to the 'rural escape'. The more 'rugged' element of the road is 0.8 km long, I know this as my wife ran it there and back every day in the blistering heat! Half way around the road the view opens up, and what a view it is! The Villa suddenly appears in the distance on top of a hill, at which point everyone in the car became totally overwhelmed. In the past years my wife and I have travelled to many different destinations around the world, however, this view and more so on arrival surpassed anything we have seen to date.
On arrival at the Villa we were guided around the grounds, these include salt water infinity pool (lovely), a small football pitch, large gardens including BBQ area and outside seating and dining for 12. The view from the dining table is simply indescribably, breathtaking and emotional for some at first sight! The villa has 6 large bedrooms and easily accommodated our party of 11, there is also a very large lounge and also a fantastic games room, we had some very intense Table Tennis Competitions in here!
Throughout our time at the Villa we mostly relaxed staring in to the distance of the Umbrian scenery by the pool. However, we did do trips out to Siena (1 Hr 30 Mins) and also Citta Di Castello (20 mins) whilst also dining a couple of times at Monte Santa Maria Tibernia (15 mins)- I would strongly recommend this as the food is out of this world as are again the views. Whilst we were there it was unusually hot, some days reach 40 degrees, not a problem as we could just dip in and out of the pool. However, if I was to critique, though it is hard, I would say the Villa could have done with some fans as it was rather hot at night, whilst also reviewing the Fridge Freezer and dish washer as it wouldn't close properly and as a result sometimes didn't chill the drinks enough. However, I really can not fault the Villa nor can I fault Villa Umbria. The service and response is second to non- a truly professional outfit!
I would say that if you are looking to take yourselves away from a busy lifestyle and want to simply relax with the only two thoughts being: "What time shall we eat" and "When will the church bells in the hills chime again" then Villa Badia is for you, and all at a VERY reasonable price!

The holiday was probably one of the most relaxing I have ever had. The Villa was set in the most beautiful of surroundings. The villa itself was extremely comfortable and very roomy for a large group of people. I would very much like to return for another holiday
First of all I would like to thank you for the fantastic service you offer. Each and every email gets replied to in no time, every day of the week and every moment of the day!
We enjoyed Badia tremedously. It totally met our expectations. The 360 degrees view and the panoramic infinite pool were unique! Antonio (the owner) passed by almost daily to maintain the pool.
The only remark we have is that the drive and garden and not well maintained. On the drive way there is a lot of weeds and the grass could do with more frequent cuttings.

It is with a big smile that we look back at our stay in Villa Badia. For more than 5 years our group consisting of 10 friends has been visiting France, Italy and Croatia to rent a house. Without doubt villa Badia is the most beautiful house were we have ever stayed. The spectacular views (360°), immense pool (13/6) and the lovely big house al contributed to the wonderful experience.
The owners, both father and son were extremely friendly and helpful. One day they found us a very good caterer who really pampered us one evening. We can recommend that!
This is the first time we have worked with Villainumbria and we only have positive comments. In future we will make sure to work again with this professional, friendly and honest organisation. Thank you!

Sorry for the delay but here our feedback.
The house is lovely, beautiful location, great pool, well kept (3x a week Roberto came over to check everything). During the week he had also made two ramps for our wheelchair user which greatly improved getting about for her. He was very helpful and friendly. We spent a wonderful week here. The last piece of road takes some getting used to but we had two great drivers for whom it posed no problem whatsoever.
Some small things that may be improved:
-It would be nice if there could be some sort of basic provisions pack with coffee/tea/sugar/water/pepper/salt etc. so you don't have to go out to do shopping. There was nothing to be found in the house after a long drive. Luckily the supermarket opened their doors specially for us.
-We found the dishwasher was not completely up to its task.
-The quality of the towels can be improved and some more tea towels and tablecloths would be welcome.
-Sometimes there wasn't enough hot water for everyone, we don't know if this has anything to do with the solar panels.

Comment owner: There is a boiler that takes over the work of the solar pannels if the hot water is not sufficient. This has to be switched on.
Down payment is 15% of the rental fee, to be paid upon booking. 65% of the rental sum has to be paid 4 weeks before arrival. 20% of the rental sum will be paid upon arrival.
The security deposit is Euro 300.
In Italy the tourism tax has been introduced. Each town can decide independently whether to apply this tax. It is important to keep in mind that the prices on our website do NOT include the tourism tax. Where we received confirmation from house owners that they have to ask for this tax, it is written underneath the price table.
Villa in Umbria is an intermediary and as such rents out holiday homes and apartments on behalf of their owners. When you book we will be sending an agreement in which you will find the bank details for the down payment and the final payment.
