Il Rospo holiday home in the North of Umbria is one of these houses that has this good feeling of love at first sight. An old farmhouse lovingly restored in a beautiful setting overlooking the rolling green hills all around. The place to be for a relaxing holiday in Umbria.
Arriving at Il Rospo holiday home, one is overwhelmed by the views and the space around. The pool and the old farmhouse are very inviting. The house is about 1.5 km from the small hamlet of Badia di Petroia which is along the provincial road connecting Città di Castello in Umbria with Castiglion Fiorentino in Tuscany, respectively 15 and 18 km away.
Il Rospo has 3 bedrooms, 2 bathrooms, a living room with an open fireplace, and an open-plan kitchen. All restored leaving the old wooden beams and stone walls intact.
The pool is 12 by 6 meters and from 1.40 to 2.40 meters deep. There are Roman steps to one side leading into the water. From here one enjoys full privacy and excellent views around.
One enters the house via the external stone staircase leading into the living room on the first floor, with an open fireplace, a sofa, two chairs, and a television that has only Italian channels. An open-plan kitchen is to the right of this area. Here is a long dining table and plenty of space to prepare lunch or dinner. The kitchen has a gas stove, an electric oven, a dishwasher, and a small fridge.
From the living room, an antique wooden staircase is leading up to the top floor. These stairs are the original stairs and are very steep and uneven. Upstairs there is a bathroom with a shower, a bedroom with two single beds (or one double), and the master bedroom with a double bed and a single bed.
There is an extra studio downstairs with its own separate entrance from the garden, not connected to the rest of the house. Here is a double bedroom and a few steps go down into a small living room. The bathroom with shower is in this living room built underneath the mezzanine where two (young) guests can sleep. The bathroom is small with a sink, a toilet, and a bidet. The shower has no door.
There is a small space underneath the outside staircase with a washing machine and an extra refrigerator with a freezer.
The pool opens in mid-May and closes by the end of September.
There is air conditioning in the bedrooms upstairs and there is a charger for electric cars.
